Roof system selection is based on variety of factors location,
slopes, lifespan, nature of the facility, and equipment and
penetrations on the roof
Labor costs drive the price and depend on the complexities of the
roof (i.e. production rate) (see pictures)
Prevailing wage construction
Roofing labor costs have increased by 400% over the last 20 years
according to contractors
3rd party independent consultant review of the Fire Station Roof
Agreed roof must be replaced and that it is a very flat roof
Modified Bitumen with Gravel or Single Ply roof

Police Headquarters Roof:
• Decades old - 36,000 SF - new Torched Modified Bitumen Roof
• Completely remove the old roof in sections
• 145 penetrations & 33 AC units; 2,000 square foot helideck; 56o
foot site screen around the building; dozens of radio antennas
• AC units - rebuild pans, reset& rebalance units
• Install roof walkway pads, title 24 coatings,
• Seal all perforations and flashings
• 30 year labor & material non -prorated warranty

Fire Station Roof:
• Decades old — lo,700 SF - new Modified Bitumen & Gravel Roof
system
• 1,800 SF of vertical walls and base flashings increase the area
to 12,500 SF
• Completely remove the old roof in sections
• Replace skylights and hatches
• installation of a new sloped roof system for better drainage
• AC units — replace pans and supports, reset& rebalance units
• Seal all perforations and flashings
• 30 year labor & material non -prorated warranty
