We hear a lot about people making money
an real estate, but usually it's a subject that's
difficult to pin down in terms of specifits. Re-
cently, however. we made an extensive review
of our past year's records. and came up with a
figure that's about as accurate a statement of in-
creasing property values as anyone miU.t offer.
The "sample" on which we base the state-
ment is 100~ of our residential sales; and since
our sales represent a volume of business done
by J 9 active rc-saJe offices and dozens of new
home developments located throughout Orange
Count{ and Long Beach, they are as representa-
tive o the entire area as I think could be had.
The flgurcc; arc actual sales prices. not "asking"
prices. (Too often. conversatjons revolve
around what is asked. and we never hear the
actual selling price.)
During the year 1962. we sold 4800 homes,
at an average selling price of S 18.450. During
1963. a tot.tl of 4887 home sold for an average
of 520.828. The key figure, then, is an increase of
12.9% in average true property values for these
twelve months.
Does this mean that you can be sure your
home is worth 12.9% more this year than last?
The answer is probably, but not necessarily.
In general. hi~her-value property has increased
( pcrcentage-w1se ) slightly more than lower-
value property; and the reason is, basically. that
it was scarce to begin wjth, and is rapidly be-
coming more scarce.

These three founders of the company. together with a band.ful

now sells more homes than any other real estate finn in the west.
The things we hear about real estate values

If the voters do not take httd In this. election yeat and

a.re Is little hope of turning bact. If the evidence so plain

will It take?
We who point out the dangers ate labeled as alarmists and
atremists. But the record is there for all to read. I commend
to the doubters some of the "homework" reading thilt I have
jMst completed: "Seeds of Treason" by Ralph de Toledano;
"McCarthy and His Enemies" by William Buckley and Btent
Bozell; "None Dare Call It Treason" by John Stormer; "A
Qol ce Not an Echo" by Phyllis Schlafly. Read the record
of the past JO years as it is set forth in public documents
Md congressional hearings, and then do something about it.

In the 1CM6 General State Election you, the
voter~, rejected a dupUute FEPC bill (As-
sembly Bill ql) by a margin of over one million
votes!!
The fact that Sumner voted for this bill, In
contravention of the expressed will of the
people, leads one to wonder whether he truly

For weeks ptlor to my wtthdfawal as a c_.dl-
ct.te for State Senator, I t..d confronted Mr. Sum-
ner on speaking platforms wltn his "liberal"
record -wtth no explanation from him. 1 demand-
ed that he publ icly state his position fOf or again-
st the lnltJatlve to Repeal the Infamous Rumford
Act. No reply.
The Revelation
On two occasions In the week of April 13th,
before Realty groups at the Santa Ana Elks Club
and the Balboa Bay Club, Sumner sta~d that he
was ~galnst the Initiative to Repeal the Rumford
Act!! He stated further that during his last year
in the Legislature (1%1> he voted for the Haw-
kins Bill.
Not many days ago In a public appearance Mr.
Sumner, advocatl ng his candidacy, stated that th e
people of Orange County already had a large "lrt-
vestment'' In his training-because of his three
previous I egl slat I ve terms. l urge that the citi-
zens write off this Investment as a bad debt and
elect a conservative who will reflect and carry
out fle wiShes of a MAJORITY of the people,
ratner than cater to tne wishes and demands of a
highly vocal minority.
My Withdrawal As A Candidate For State Senator
On May 5th, after having appeared on countless
speaking platforms wjth all of the candidates for
State Senator, I withdrew from the race In favor
of RAY LONG. This decision and evaluation and
my choice of Ray Long was made hom all of the
candidates -who , with the e~eceptJon of Sumner,
were previously unknown to me.
I UNEQUIVOCALLY RECOMMEND THE
B.ECnON OF RAY LONG
RAY LONG -his platfoetn
(1) A conservative.
(2) FOf the Initiative for repeal of the Rumford
Act.
(3) Law (new) curtailing the unbfldled power of
the Division of Highways to run freeways
through any community It desires in com plete

rights.
(4) Law (new) to permit simple appeals (to the
Superior Court) from arbltrarr and unfair ru-

(5) Economy In government.
