first when you think about
Australia. But Australian
gems are also well worthy of
thought.
Best known are Australian
opals. Opal, that gem full of
play-of-color, has flashes of
reds or greens against a light

uable because it is so beauti-
ful and also because it is so
scarce. Many Jems occur in
predictable vems or clusters.
Not so with opal because
the location of opal, so far,
cannot be predicted with suc-

no st two produce
enough to break even, and
one is successful. Opal's scar-
city has added to its appeal.
Another Australian gem
which may prove very desi
rable is diamond. Australia
produces the kinds of dia-
monds you think of when you
think of diamond jewelry.
They also produce spectacu-
lar pink diamonds, which are
qurte rare, and an abundance
of brown diamonds. Since
diamonds for men have
proved to be a big seller inter-
nationally, Australians think
their brown diamonds will
also be attractive to that

produced in Australia. A

Old Newport is a
part of the city, IOo
It's very good to see the city and property owners
in the Old Newport area coming together on a plan
to upgrade the public f acilitics there.
To say the improvements are long overdue would be
understating the matter. The city has, for decades, taken
an attitude of benign neglect toward the steadily
deteriorating areas of the Peninsula, while lavishing
attention and public works funding on the newer parts
of town.
A cynic would say they-Ve finally run out of new areas
and are now starting over again. A b~aucrat would
say that Old Newport has fmally moved up on the city's
list of priorities. A realiSt would say that the squabbling
of a bunch of property owners who jealously guarded
their own interests at the expense of their neighbon'
-compounded by an indecisive city government and
a political and economic climate that favored other,
larger -landowners, stalled things for years on end.
Then, in June, after months of negotiations and the
adoption of a Specific Plan for· the area that laid out
new zoning and other guidelines for future development
there, the city staff came up with a surprise -a plan
far beyond what had been previously discussed, to be
paid for by the property owners through assessment
districts.
Many of the owners had accepted the concept of
assessment districts -out of desperation at the failure
of the city to shoulder its responsibilities in the area,
no doubt -but when they found out just bow much
t hey would be paying, and what they would be paying
for, there was a crcsendo of outrage at the June 22 council
meeting.
Now, the city staff has pared down the proposals to
the basics, plus a. little flourish at the base of the pier.
The new plan seems appropriate, although it appears
that much funding is still to come from the area's
property owners.
We hope that the positive comments heard at
Monday's meeting carry over to October 26, when the
council will hold a public hearing on the new plan, and
that at long last some much-deserved public worts will
be undertaken in the near future.
Goodness knows the city government has shirked its
responsibility in the area for f ac too long.

Newport Harbor's f ootliall
team bCld on to beat Huntington
Beach 12-7, Saturday night in a
game that was mostly a knock-
down defensive battle.
The game marked the fiftieth
time Newport Harbor and Hun-
tington Beach\ football teams
have met since 1931 and it was
ugly.
Both teams were plagued by
penalties as Newport Harbor
lost a 32-yard gain and a pos-
session for 9 penalties for 75
yards and Huntington Beach
had gains of 53, 17. 20 nullified
by flags, with 8 penalties for 66
yards.
"I thought the penalties were
going to kill us," said Newport
Harbor coach Jeff Brinkley.
"We lost our poise and things
got out of hand. It was an
emotional game with a lot of
hitting going on,., Brinkley
added.
Sailor's running back Scott
Morency, wbo provided much of
Newport Harbor's offensive
punch in their first two ~
pounded out IOS yards in 26
carries and scored a touchdown..
He ran for 203 yards in New-
•
port Harbor·s victory over
Ocean View two weeks ago.
The Sailors attempted to
balance their attack d~ the
game by increasing their passiq
output. Quarterback Kirk
Summen wmt 7 for 13 attempts
for 96 yards.
•Huntington Beach is a good
physical football team. They
dido 't give us much. .. Brinkley
stated.
The game•s crucial play came
late in the fourth quarter as
Huntington Beach drove deep
into Newport Harbor territory.
Huntington Beach fumbled
on the Newport Harbor 28 and
Harbor•s Dave Haithcock came
up with the ball. Newport Har-
bor ran out the final two minutes
of the game to secure the victory
and extend their season record
to J..0.
Brinkley complained the offi-
ciating during the game was
erratic ... , was suprised they gave
us that last fumble recovery." be
said. .
Two Harbor players and one
Huntington Beach player were
ticked out of the game for
fighting which seemed to anders-
e
core the night's mood.
The Sailon trailed 7-6 into the
final quarter until numing back
Tom Walter puncaed through
the left side of Oiler's line to
score on a 16-yard run witll 10: II
left in the game. Newport went
for tbe two point convenion but
the pass came up short and the
score was 12-7.

HOW TO SHOW YOUR
HOME
WHAT STAYS, WHAT
GOES: Your Realtor will help
you go through the home to
determine wbat items are
excluded and which items are
included in the sale price of your
home. It there is something you
want to keep (such as a senti-
mental light fixture) it might be
better to replace it before your
home goes on the market. Oth-
erwise, a buyer may love it and
it can be the basis of extensive
negotiations.
INSTRUCTION BOO~·
LETS: If you stiD have tbae for
the appliances and mechanical
equipment, put ttiem in one
drawer so they11 be readily
available to a potential buyer.
You might also want to leave a
note with these regarding what
day the trash goes out, the pool
chemicals that are used and the
name of the pool service, the
gardener•s name, etc.
FINISHING TOUCHES: H

ones to be sure they are not in
someone•s path! Fresh flowers
help a great deal too. Clear
clutter-if you have too many
items of interest throughout, the
buyen will pay more attention
to all your sentimental objects
than they will to the home.
Please put them away and also

When you give a listing on

How docs your broker protect

when you sign a counteroffer.
when escrow is opened, and
tbroupout the escrow proce-
dure? Following arc a few of the
many protections a conscien-
tious broker will provide for
you;
l) When your broker takes a
listing on your home be should
protect you in the following
ways: be should study the note
on the mortgage to your home
to make sure there is no prepay-
ment penalty. If there is, the
listing should specify the buyer
must stay with the .. lender of
record," s0 as not to trigger the
penalty to the seller. 2) If you
have to find a home in time to
close escrow, your listing should
specify .. sale subject to seller
finding suitable housing for
self." 3) The broker should
thoroughly discuss with you a
home protection insurance pol-
icy for the buyer (it protects you
too!). 4) It is of vital importance
for your broker to help you fill
out an LID form (Listing Inf or-
niatioo Disclosure statement).
This may protect you against
future litigation from your
buyer.
Once an offer comes in on
your home, there arc a myriad
ol ways in which protection calt'
be offered the seller, usually in
the f onn of a counteroffer. Most
offers, for instance. specify the
buyer is to obtain a new loan.
Rarely do these offen contain
specifics as to when and where,
and on what date the loan will

be made. When an offer comes
in on our own listings, we watch
this item especially carefully,
putting into the counteroffer
specific dates at which the com-
plete loan application must be
in and when verbal and written
loan approvals must be
obtained. Thus, on behalf of our
sellers, we can monitor the
progress of the loan process.
When an escrow is opened, a
check from the buyer is depol-
ited into escrow. We imme-
diately instruct the escrow
officer to call the bank and verify
that this check is covered with
sufficient funds.
These arc only a few of the
many important pro~ a
responsible brokCJ..-wif offer to
you. It i~tbtoughout these
oftentimts long negotiation
periods and escrow times that
your broker cams his coaunis-
sion by working for you and on
your behalf. Indeed, in view of
the complexities of current real
estate transact.ions, the caveats
to be observed and the uton-
isbing amount of paper work
necessary, it is vitally important,
not only that you work with a
broker, but with the very best
and most responsible broker you
can find.
