Public hearings were held on the 15th of July 1954, 19th of
August, 1954 and the 16th of September 1954.
A map labeled Exhibit "M illustrates the proposed zoning and
setbacks as described below.

existing use of property within said area and adjacent areas, the Plan-'
ning Commission hereby proposes that "II" District property be rezoned
as follows: -
1. That R-1 District zoning be applied to a triangular section of
Tract No. 464 bounded by Old County Rd, Broad St, and Westminster
Ave., southerly of Block 1 in Tract No. 27.
2. That Rw2 District zoning be applied to all of Block s 2 3, and 71
Lots 1, 21 3, and 4 of Block'.6; Lots 6 7, 10, 11, 14,1 18$ 19,
and 22 and the Easterly portions of Lots 3, 4, & 23 as divided by
the Northerly and Southerly prolongations respectively of the com-
mon property line extending between Lots 5 and 6 and Lots 21 and 22
Bf Block 8, and all in Tract No. 27, and also Lots 7 and 8 in Tract
No. 443

The zoning districts as proposed in the findings above are in gen-
eral accord with the existing uses of the property and reflect the
expressed desires of the property owners contacted by means sof the
written questionnaire and the "hearings. It is also recommended that
the following proposed front yard setbacks be established on the
property on which residential aDning is proposed: Fifteen (15) feet
along Broad Street; and the Northerl side of Westminster Avenue; and
the triangular portion of Tract No. 464 facing Westminster Avenue be-
tween Broad and Clay Streets; and twenty (20) feet along Orange Avenue,
RESULTS OF ROLL GALL VOTES Bolsa Ave, and Clay Street. These front set-
acks are consistent with the setbacks of existing buildings.
