PROCEDURE FOLLOWED BY PLANNING COMMISSION:
In accordance with the State COascrvation and
Planing Act, one public hearing was held on
May 15, 1955, Notice of public hearing was
duly published and the property was posted.
FINDINGS OF PLANNING COMMISSION:
The a:ew amadmants to the zoning ordinance
prohibits "TraiLer Parks" in an R•4 District.
The City Council instructed the Planning Com .issiOn
to change the zoning on this property since the
Trailer Park is now non-conforMing.
RE'CMINDATIONS OF PLANNT14G CONNISSION:
The Planning Commissioft r6c0M=nd8 to the City
Council that the "City iaripa'rk" be changed
from an R-4 District to an Unclassified District.

ORDINANCE NO.
AN ORDINANCE OF THE CITY OF NEWPORT BEACH
AMENDING SECTION 9102.2 OF THE NEWPORT BELCH
MUNICIPAL CODE RELATING TO ZONING AND SET-
BACK LINES
The City Council of the City of Newport Beach does
ordain as follows:
SECTION 1: Section 9102.2 of the Newport Beach Muni-
cipal Code is amended to establish the building set -back lines
for the hereinafter described real property in the City of
Newport Beach, County of Orange, State of California, as follows:
(a) That the front building set -back line for Tract
3277, as per map recorded in Miscellaneous Map Book 101, Page 13,
Records of said Orange County, shall be ten feet (101) from the
most Southeasterly line of Lots 1, 2, 3 and 4 of said Tract.
(b) That the gear building set -back line for Tract
3277, as per map recorded in Miscellaneous Map Book 101, Page 13,
Records of said Orange County, shall be no feet (01) along the
most Northwesterly line of Lots 1, 2, 3 and 4 of said Tract.
SECTION 2: Stiction 9102.2 of the Newport Beach Muni-
cipal Code is amended as follows:
The following described real property in the City of
Newport Beach, County of Orange, State of California, to wit:
Lots 1 to 4, inclusive, in Tract 3277, as per map
recorded in Miscellaneous Map Book 101, Page 13, Records
of said Orange County,
as shown on the District Map attached to Ordinance No. 635 and
as referred to in Section 9102.2 of said Municipal Code and made
a part thereof, be, and the same is, hereby rezoned from a U
District to an R-1 District.
SECTION 3: Section 9102.2 of the Newport Peach Muni-
cipal Code is amended as follows:
The following described real property j.n the City of
Newport Beach, County of Orange, State of California, to wit:

Beginning at the Southwesterly corner of Lot 16,
Block 117, as shown upon the map of Section B, recorded
ill Miscellaneous Map Book 4, Page 27, Records of Orange
County, California, said point lying in the Easterly
line of 18th Street; thence Easterly along the South-
erly line of said Block 117 to the Southeasterly corner
of Lot 11 of said Block 117; thence Northerly along
the East7rly line of said Lot 11 to tl._- Northeasterly
corner thereof; thence Easterly along the Northerly
line of said Block 117 and along the Northerly line of
Block 116 and Block 115 of said Section B to an inter-
section with a line lying Westerly of, parallel to and
distant 349.90 feet from the Westerly line of 15th
Street; thence Northerly along said parallel line a
distance of 205 feet; thence Westerly along a line
parallel to the Northerly line of said Blocks 116 and
117 to an intersection with the Northerly prolongation
of the Westerly line of aforementioned Lot 16, Block
117, said point also lying in the Easterly line of 18th
Street; thence Southerly along said Easterly line of
18th Street to the point of beginning,
as shown on the District Map attached to Ordinance No. 635 and
as referred to in Section 9102.2 of said Municipal Code and made
a part thereof, be, and the same is, hereby rezoned from an R-4
District to a U District.
SECTION 4: Section 9102.2 of the rsewport Beach Muni-
cipal Code is amended as follows:
The following described real property in the City of
Newport Beach, County of Orange, State of California, to wit:
Lot 1 in Tract 1396, as per map recorded in
Miscellaneous Map Look 104, page 45, Records of
said Orange County,
as shown on the District Map attached to Ordinance No. 635 and
as referred to in Section 9102.2 of said Municipal Code and made
a part thereof, be, and the same is, hereby rezoned from a U
District to an R-3 District.
SECTION 5: Section 9102.2 of the Newport Beach Muni-
cipal. Code is amended as follows:
The following described real property in the City of
Newport Beach, County of Orange, State of California, to wit:
i,ots 1 to 27, inclusive, in Tract 1893, as per
map recorded in Miscellaneous Map Book 104, Page 48,
Records of said Orange County,
as shown on the District Map attached to Ordinance No. 6';5 and

as referred to in Section 9102.2 of said Municipal Code and made
a part thereof, be, and the same is, hereby rezoned from a U
District to an R-3 District.
SECTION 6: Section 9102.2 of the Newport Beach Muni-
cipal Code is amended as follows:
The following described real property in the City of
Newport Beach, County of Orange, State of California, to wit:
A portion of Lot One Hundred Sixty-four in Block
Fifty-three of Ts�vine's Subdivision,
Maps,

Map recorded in Book 1, page 88ofMiscellaneous
records of Orange County, California, and a portion of
Lot Two of Tract No. 1125, as shown on a Map recorded
in Book 39, pages 7 and 8 of Miscellaneous Maps, records
of Orange County, California, more particularly described
as follows:
Beginning at a point in the Southwesterly line of
said Lot One Hundred Sixty-four, said point being South
500 10' 30" East, 766.98 feet from the most Westerly
corner of said Lot One Hundred Sixty-four, said Westerly
corner being the center line intersection of Seventeenth
Street and Irvine Avenue; thence continuing along the
Southwesterly line of said lot, being the center line of
Seventeenth Street, South 500 10' 30" East, 807.32 feet
to the beginning of a curve, concave Southwesterly,
having a radius of 1500.00 feet; thence Southeasterly
along said curve through an angle of 30 19' 43", a dis-
tance of 87.14 feet to a line tangent; thence South
460 50, 47" East along said line tangent, 126.10 feet
to the Northwesterly line of an 80.00 foot Right of today
as conveyed to the City of Newport Beach, by deed re-
corded May 24th; 1956 in Book 3523, page 378 of Official
Records of said County; thence North 430 09' 13 East
along the Northwesterly line of said 80.00 foot Right of
Way 181.86 feet; thence North 820 46' 11" East along
the Northerly line of said 80.00 foot Right of Way,
194.82 feet to a point in the Westerly line of the
Orange County Flood Control Right of Way, as said Right
of Way is described in a deed recorded April 7th, 1954
in Book 2705; page 539 of Official Records of Orange
Counter, California; said point being in a curve, concave
Easterly, having a radius of 375.00 feet; thence North-
erly along said curve through an angle of 360 49' 20" a
distance of 2+1.00 feet, to the beginning of a curve,
concave Westerly, having a radius of 2778.00 feet; thence
Northerly along said curve, being the Westerly line of
said Flood Control Right of Way through an angle of
380 46' 35", a distance of 1880.08 feet to the end of
said curve; thence continuin along the Westerly line
of said Right of Way, North 190 55' 29" West, 135.62
feet to a paint; said point being in the Westerly pro-
longation of the center line of Mariners Drive, as shown
on a Map of Tract No. 3004, recorded in Book 92, pages 1
and 2 of Miscellaneous Maps, records of orange County,
California, said point being also the most Easterly
corner of the land conveyed to the City of Newport Beach

thence South 530 40' 24" West, 198.00 feet to a point in
a curve, concave Westerly, hating a radius of 2158 feet,
a radial line to said curve bears North 870 13' 39" West
from said point and the radius point being identical with
the 2778.00 foot radius curve hereinbefore desci.bed;
thence Southwesterly along said curve through an angle
of 240 18' 35", a distance of 915.61 feet; thence South
500 10' 30" East along a line parallel with the said South-
westerly line of Lot One Hundred Sixty-four, 158.89 feet;
thence South 390 49' 30" West, 280.00 feet; thence North
500 10' 30" West, 396.00 feet; thence North 560 09' 56"
West, 180.00 feet to a point in a curve, concave Westerly,
having a radius of 1698.00 feet, a radial line to said
curve bears North 560 09' 56" West from said point and
the radius point being identical with the 2776.00 foot

erly along said curve through an angle of 50 59' 261r, a
distance of 177.53 feet to a line tangent; thence South
390 49' 30" West along said line tangent, 334.00 feet to
the point of beginning;
Excepting, therefr3m that portion of Tract 1396 as
shown on a map recorded May 22, 1958, in Book 104, Page
45 of Miscellaneous Maps, Records of Orange County and

excepting therefrom that portion of Tract 1893 as
shown on a map recorded May 22, 1958, in Book 104, Page
48 of Miscellaneous Maps, Records of Orange County lying
within the hereinbefore described parcel;
as shown on the District Map attached to Ordinance No. 635 and
as referred to in Section 9102.2 of said Municipal Code and made
a part thereof, be, and the same is, hereby rezoned from a U
District to an R-1 District.
SECTION 7: The City Engineer of the City of Newport
Beach is hereby instructed and directed to change the District
Maps so as to show the building set -back lines described in
Section 1 hereof and the zoning changes described in Sections
4.

2 through 6 hereof, and, as said District Maps shall have been so
amended, the same shall remain in full force and effect and be a
part of Ordinance No. 635 of the City of Newport Beach and Section
9102.2 of the Newport Beach Municipal Code.
SECTION 8: This Ordinance shall be published once in
the Newport Harbor News Press, a newspaper of general circulation,
printed and published in the City of Newport Beach, and the same
shall be effective 30 days after the date of ito adoption.
This Ordinance was introduced at a regular meeting of
the City Council of the City of Newport Beach held on the 26th
day of May, 1958, and was adopted on the day of June,
1958, by the following voter to wit:
