FINDINGS OF PLANNING COMMISSION: The a:ew amadmants to the zoning ordinance prohibits "TraiLer Parks" in an R•4 District. The City Council instructed the Planning Com .issiOn to change the zoning on this property since the Trailer Park is now non-conforMing. AN ORDINANCE OF THE CITY OF NEWPORT BEACH AMENDING SECTION 9102.2 OF THE NEWPORT BELCH MUNICIPAL CODE RELATING TO ZONING AND SET- BACK LINES The City Council of the City of Newport Beach does ordain as follows: SECTION 1: Section 9102.2 of the Newport Beach Muni- cipal Code is amended to establish the building set -back lines for the hereinafter described real property in the City of Newport Beach, County of Orange, State of California, as follows: (a) That the front building set -back line for Tract 3277, as per map recorded in Miscellaneous Map Book 101, Page 13, Records of said Orange County, shall be ten feet (101) from the most Southeasterly line of Lots 1, 2, 3 and 4 of said Tract. (b) That the gear building set -back line for Tract 3277, as per map recorded in Miscellaneous Map Book 101, Page 13, Records of said Orange County, shall be no feet (01) along the most Northwesterly line of Lots 1, 2, 3 and 4 of said Tract. SECTION 2: Stiction 9102.2 of the Newport Beach Muni- cipal Code is amended as follows: The following described real property in the City of Newport Beach, County of Orange, State of California, to wit: Lots 1 to 4, inclusive, in Tract 3277, as per map recorded in Miscellaneous Map Book 101, Page 13, Records of said Orange County, as shown on the District Map attached to Ordinance No. 635 and as referred to in Section 9102.2 of said Municipal Code and made a part thereof, be, and the same is, hereby rezoned from a U District to an R-1 District. SECTION 3: Section 9102.2 of the Newport Peach Muni- cipal Code is amended as follows: The following described real property j.n the City of Newport Beach, County of Orange, State of California, to wit: 1. Beginning at the Southwesterly corner of Lot 16, Block 117, as shown upon the map of Section B, recorded ill Miscellaneous Map Book 4, Page 27, Records of Orange County, California, said point lying in the Easterly line of 18th Street; thence Easterly along the South- erly line of said Block 117 to the Southeasterly corner of Lot 11 of said Block 117; thence Northerly along the East7rly line of said Lot 11 to tl._- Northeasterly corner thereof; thence Easterly along the Northerly line of said Block 117 and along the Northerly line of Block 116 and Block 115 of said Section B to an inter- section with a line lying Westerly of, parallel to and distant 349.90 feet from the Westerly line of 15th Street; thence Northerly along said parallel line a distance of 205 feet; thence Westerly along a line parallel to the Northerly line of said Blocks 116 and 117 to an intersection with the Northerly prolongation of the Westerly line of aforementioned Lot 16, Block 117, said point also lying in the Easterly line of 18th Street; thence Southerly along said Easterly line of 18th Street to the point of beginning, as shown on the District Map attached to Ordinance No. 635 and as referred to in Section 9102.2 of said Municipal Code and made a part thereof, be, and the same is, hereby rezoned from an R-4 District to a U District. SECTION 4: Section 9102.2 of the rsewport Beach Muni- cipal Code is amended as follows: The following described real property in the City of Newport Beach, County of Orange, State of California, to wit: Lot 1 in Tract 1396, as per map recorded in Miscellaneous Map Look 104, page 45, Records of said Orange County, as shown on the District Map attached to Ordinance No. 635 and as referred to in Section 9102.2 of said Municipal Code and made a part thereof, be, and the same is, hereby rezoned from a U District to an R-3 District. SECTION 5: Section 9102.2 of the Newport Beach Muni- cipal. Code is amended as follows: The following described real property in the City of Newport Beach, County of Orange, State of California, to wit: i,ots 1 to 27, inclusive, in Tract 1893, as per map recorded in Miscellaneous Map Book 104, Page 48, Records of said Orange County, as shown on the District Map attached to Ordinance No. 6';5 and 2. as referred to in Section 9102.2 of said Municipal Code and made a part thereof, be, and the same is, hereby rezoned from a U District to an R-3 District. SECTION 6: Section 9102.2 of the Newport Beach Muni- cipal Code is amended as follows: The following described real property in the City of Newport Beach, County of Orange, State of California, to wit: A portion of Lot One Hundred Sixty-four in Block Fifty-three of Ts�vine's Subdivision, Maps, n a Map recorded in Book 1, page 88ofMiscellaneous records of Orange County, California, and a portion of Lot Two of Tract No. 1125, as shown on a Map recorded in Book 39, pages 7 and 8 of Miscellaneous Maps, records of Orange County, California, more particularly described as follows: Beginning at a point in the Southwesterly line of said Lot One Hundred Sixty-four, said point being South 500 10' 30" East, 766.98 feet from the most Westerly corner of said Lot One Hundred Sixty-four, said Westerly corner being the center line intersection of Seventeenth Street and Irvine Avenue; SECTION 7: The City Engineer of the City of Newport Beach is hereby instructed and directed to change the District Maps so as to show the building set -back lines described in Section 1 hereof and the zoning changes described in Sections 4. L] 2 through 6 hereof, and, as said District Maps shall have been so amended, the same shall remain in full force and effect and be a part of Ordinance No. 635 of the City of Newport Beach and Section 9102.2 of the Newport Beach Municipal Code. SECTION 8: This Ordinance shall be published once in the Newport Harbor News Press, a newspaper of general circulation, printed and published in the City of Newport Beach, and the same shall be effective 30 days after the date of ito adoption.
