Form 1 Approved �y the C y Council on the ...day of MARGERY SCHROUDER City Cle City of Newport Beach, Californi The City Council of the City of Newport Beach does ordain as follows: SECTION 1: Section 9102.2 of the Newport Beach Muni- cipal Code is amended to establish the building set -back lines for the hereinafter described real property in Lhe City of Newport Beach, County of Orange, state of California, as follows: (a) That the front building set -back line for Tract 3277, as per map recorded in Miscellaneou3 Map Book 101, Page 13, Records of said orange County, shall be ten feet (101) from the most Southeasterly 11411e if Lots 1, 2, 3 and 4 of said Tract. (b) That the rear building set -back line for Tract 3277, as per map recorded in Miscellaneous Map Book 301, Page 13, Records of said Orange County, shall be no feet (0i) along the most Northwesterly line of Lots 1, 2, 3 and 4 of said Tract. SECTION 2: Section 9102.2 of the Newport Beach Muni- cipal Code is amended as follows; The following described real property In the City Of Newport Beach, County of Orange, Stat-,; of California, to wit: Lots I to 4, inclusive, in Tract 3277, as per map recorded in Miscellaneous Map Book 101, page 13, Records of said Orange County, as shown on the District Map attached to Ordinance No. 635 and as referred to In Section 9102.2 of said Municipal Code and made a part thereof, be, and the same is, hereby rezoned from a U District to an R-1 District. SECTION 3: Section 9102.2 of the Newport Beach Muni- cipal Code is amended as follows: The following described real property in the City of Nev.-port Beach, County of Orange, State of California, to wit: BeginninC at_the Southwesterly corner of Lot 16, Block 117, as shown upon the map of Section B, recorded in Miscellaneous Map Book 4, Page 27, RPaords of Orange County, California, said point lying in the Easterly line of 18th Street; thence Easterly along the South- erly line of said Block 117 to the Southeasterly corner of Lot ll of said Block 117; 'thence Northerly along the Easterly line of said Lot 11 to the Northeasterly corner thereof; thence Easterly along the Northerly line of said Block 11'r and along the Northerly.line of Block 116 and Block 115 of said Section B to an inter- section with a line lying Westerly of, parallel to and distant 349.90 feet from the Westerly line of 15th Street; thence Northerly along said parallel line a distance of 205 feet; ':hence.Westerly along a line parallel to the Northerly line of said Blocks 116 and ,{ 117 to an intersection with the Northerly prolongation of the Westerly line of aforementioned Lot 16, Block 117, said point also lying in the Easterly line of 18th Street; thence Southerly along Raid Easterly line of %. 18th Street to the point of begin yin g,. SECTION 5: Section 9302.2 of the Newport Beach Muni- cipal Code is amended as follows: The following described real property in the City of Newport Beach, County of Orange, State of Californla, to wit: Lots 1 to 27, inclusive, in Tract 1.893, as per map recorded in Miscellaneous Map Book 104, Page 48, Records of said Orange County, as shown on the District Map attached to Ordinance No. 635 and 2. The City Engineer of the City of Newport Beach is hereby instructed and directed to change the District Maps so as to show the building set -back 1'nes described in Section 1 hereof and the zoning changes described in Sections 4. 2 through 6 hereof, and, as said District Maps shall have been so amended, the same shall remain in full force and effect and be a part of Ordinance No. 635 of the City of Newport Beach and Section 9102.2 of the Newport Beach Municipal Code, SECTION 8: This Ordinance shall be published once in the Newport Harbor mews Press, a newspaper of general circulation, printed and published in the City of Newport Beach, and the same shall be effective 30 days after the date of its adoption.
