AN ORDINANCE OF THE CITY OF NEWPORT BEACH
AMENDDING SECTION 9102.2 OF THE NEWPORT BEACH
ijLrNiCIPAL CODE RELATING TO ZONING AND SET-
BACK LINES
The City Council of the City of Newport Beach does
ordain d9 f011OWS:
SECTION 1: Section 9102.2 of the Newport Beach Muni-
cipal Code is amended to establish the building set -back lines
for the hereinafter described real property In the City of
Newport Beach, County of Orange, State of California, as follows:
(a) That the front building set -back line for Tract
32-7, as per map recorded in Miscellaneous Map Book 101, Page 13,
Records of said Orange County, shall be ten feet (101) from the
most Southeasterly line of Lrtg 1, 2, 3 and 4 of said Tract.
(b) That the rear building set -back line for Tract
3277, as per map recorded it Miscellaneous Map Book 101, Page 13,
Records of said Orange County, shall be no feet (O') along the
most Northwesterly line of Lots 1, 2, 3 and 4 of said Tract.
SECTION 2: Section 9102.2 of the Newport Beach Muni-
cipal Code is amended as follows:
The following described real property in the City of
Newport Beach, County of Grange, State of California, to wit:
Lots 1 to 4, inclusive, in Tract 3277, as per map
recorded in Miscellaneous Map Book :101, rag, 13, Records
of said Orange County,
as shown on the Di4trict Map attached to Ordinance No. 635 and
as referred to in Section 9102.2 of said Municipal Code and made
a part thereof, be, and the same is, hereby rezoned frc~n a U
District to an A-1 District.
SECTION 3: Section 9102.2 of the Newport Beach Muni-
cipal Code is amended as follows:
The following described real. property in the City of
Newport Beach, County of Orange, State of California, to wit:
Beginning at the Southwesterly corner of Lot 16,
Block 117, as shown upon the map of Section B, recorded
in Miscellaneous Map Book 4, Page 27, Records of Orange
County, California, said point lying in the Easterly
line of 18th Street; thence Easterly along the South-
erly lineof said Block 117 to the Southeasterly corner
of Lot 11 of said Block 117; thence Northerly along
the Easterly line of said Lot 11 to the Northeasterly
corner thereof; thence Easterly along the Northerly
line of said Block 117 and along the Northerly line of
Block 11.6 and Block 115 of said Section B to an inter-
section with a line lying Westerly of, parallel to and
distant 349.90 feet from the Westerly line of 15th
Street; thence Northerly along said parallel line a
distance of 205 feet; thence Westerly along a line
parallel to the Northerly line of said Blocks 116 and
117 to an intersection with the Northerly prolongation
of the Westerly line of aforementioned Lot lb, Block
117, said point also lying in the Easterly line of 18th
Street; thence Southeily along said Easterly line of
18th Street to the point of beginning,

Newport Beach, County of orange, State of California, to wit:
Lot 1 in Tract 1396, as per map recorded in
miscellaneous Plap Book 104, Page 45, Records of
said Orange County,
as shown on the District Map attached to Ordinance No. 635 and
as referred to in Section 9102.2 of said Municipal Code and made
a part thereof, he, and the same is, hereby rezoned from a U
District to an R-3 Dist:•ict.
SECTTON 5: Section 9102.2 of the Newport Beach Muni-
cipal Code is amended as follows:
The following described real property in the City of
Newport Flesch. County of orange, State of California, to wit:
Lots Z to 27, inclusive, in Tract 1893, as per
map recorded in Miscellaneous Map Book 104, Page 48,
Records of said Orange County,
as shown on the District Map attached to Ordinance No. 635 and

a part thereof, be, and the same is, hereby rezoned From a U
District to an R-3 District.
SECTION 6: Section 9102,2 of the Newport Beach Muni-
cipal Code is amended as follows:
The following described real property in the City of
Newport Beach, County of Orange, State of California, to wit:
A portion of Lot One Hundred Sixty-four in Block
Fifty-three of Irvine's Subdivision, as shown on a
Map recorded in Book 1, page 88 of Miscellaneous Maps,
records of Orange County, California, and a portion of
Lot Two of Tract No. 1125, as shown on a Map recorded
in Boob 39, pages 7 and 8 of Miscellaneous Maps, records
of Orange County, California, more particularly described
as follows:
Beginning at a point in the Southwesterly line of
said Lot One Hundred Sixty-four, said point being South
500 10' 30" East, 766.98 feet from the most Westerly
corner of said Lot One Hundred Sixty --four, said Westerly
corner being the center line intersection of Seventeenth
Street and Irvine Aienue; thence continuing along the
Southwesterly line of said lot, being the center line of
Seventeenth Street, South 500 10' 3n" East, 807.32 feet
to the beginning of a curve, concave Southwesterly,
having a radius of 1500.00 feet; thence Southeasterly
along said curve through an angle of 30 19' 43", a dis-
tance of 87.14 feet to a line tangent; thence South

to the Northwesterly line of an 80.00 foot Right of inlay

SECTION '7- The City Engineer of the City of Newport
Beach is hereby instructed and directed to change the District
Maps so as to show the building set -back lines described in
Section 1 hereof and the zoning changes described in Sections
2 through 6 hereof, and, as said District Maps shall have been so
amended, the same shall remain in full force and effect and be a
Dart of Ordinance No. 635 of the City of Newport Beach and Section
9102.2 of the Newport Beach Municipal, Code.
SECTioN 8: This Ordinance shall be published once in
the Newport Harbor News Press, a newspaper of general, circulation,
printed and published in the City of Newport Beach, and the same
shall be ef'f'ect.lve 30 days after the date of its adoption.
Th -is Ordinance was introduced at a regular meeting of
the City Council of the City of Newport Beach held on the 26th
day of May, 1958, and was adopted on the day of ,Tune,
