AN ORDINANCE OF THE CITY OF NEWPORT BEACH AMENDING DISTRICT MAPS NOS. 27 AND 29 ADOPTED BY SECTION 9102.2 OF THE NEWPORT BEACH MUNICIPAL CODE RELATING TO ZONING The City Council of the City of Newport Beach does ordain as follows: SECTION 1: The following described real property in the City of Newport Beach, County of Orange, State of California, to wit: A parcel of land lying within Lot 164, Block 53, Irvine's Subdivision, as shown on a map thereof recorders in Book 1., page 88 of Miscellaneous Maps, Records of Orange County, State of Call- fornia, the boundary of which is described as f Ol l aa7s : Beginning at the most easterly corner of Lot I Tract No. 1396, as shown on a map thereof recorded fn Book 104, page 45 of Miscellaneous Maps, Records of Orange County; thence North 500 101 30" West, 288.90 feet along the northeasterly line of Tract No. 1396 to the most northerly corner of said Lot 1; thence North 390 491 30" East, 95.00 feet to the beginning of a tangent curve,, concave southerly, having a radius of'1.5.00 feet; thence northeasterly, easterly and southeasterly along said curve through, a central angle of 90° 00, 00", a distance of 23.56 feet to the beginning cif a tangent line; thence South 500 10" 30" East, 18c3.65 feet, parallel to the northeasterly line of Tract No. 1396, to the begin- ning of a tangent curve, concave northeasterly, having a radius of 470.01 feet; thence southeasterly along said curve through a central angle of TO 14, 37", a distance of 59.42 feet to the beginning of a tangent reverse curve, concave westerly, having a radius of 15.00 feet; thence southeasterly, southerly and southwesterly along said curve through a central angle of 900 57' 27", a distance of 23.81 feet to the begin- ning of a tangent compound curve, concave northwest- erly, having a radius of 2708.00 feet; thence South- westerly along said curve through a central angle of 20 08' 08", a distance of 100.93 feet to the point of beginning, as shown on District Map No. 27 attached to Ordinance No. 635 and as referred to in Section 9102.2 of the Newport Beach Municipal Code and made a part of Article IX of said Code, be, and the same is, hereby rezoned from an R-1 to an R -r3 District and said Map No. 27 is hereby amended to show this zoning change. 2 SECTION 2: The following described real property in the City of Newport Beach, County of Orange, State of Californian to wit: Lots 1 through 17 in Tract 2513, as per map recorded in Book 110, pages 11 and 12 of Miscellaneous Maps, Records of Orange County, California, as shown on District Map No. 29 attached to Ordinance No. 635 and as referred to in Section 9102.2 of the Newport Beach Municipal Code and made a part of Article IX of said Code, be, and the same is, hereby rezoned from an R-1 to an R -1-B District and said Map No. 29 is hereby amended to show this zoning change. SECTION 3: The following described real property in the City of Newport BeELch, County of orange, State of California, to wit: Lot 18 in Tract 2513, as per map recorded in Book 110, pages 11 and 12 of Miscellaneous Maps, Records of Orange County, California, as shown on District Map No. 29 attached to Ordinance No. 635 and as referred to in Section 9102.2 of the Newport Beach Municipal Code and made a part of Article IX of said Code, be, and the same is, hereby rezoned from an R-1 to a U District and said Map No. 29 is �)ereby amended to show this zoning change. SECTION 4: The City Engineer of the City of Newport Beach is hereby instructed and directed to change District Maps Nos. 27 and 29 so as to show the zoning changes described in Sections 1, 2 and 3 hereof, and, as said District maps shall have been so amended, the same shall remain in full force and effect and be a part of Ordinance No. 635 of the City of Newport Beach and Article IX of the Newport Beach Municipal Code. SECTION 5: This Ordinance shall be published once in the Newport Harbor Ensign, a newspaper of general circulation, printed and published in the City of Newport Beach, and the same shall be effective 30 days after the date of its adoption. 2.
