stated: "These four lots ad,jofnaTract 1396 which is zoned R-3. These lots and.
Tract 1396 make one complete block surtounded by four streets. The entire
combined property is to be used fox' multiple family dwellings".
The Commission was of the opinion} that a parcel surrounded by four streets
would be more desirable for mul.tipl.e Amily develapment.:rthan having a portion
of said parcel front R-1 with no buffer strip, The Commission concurred with
the reasons for the rezoning by the petitioner and now recommends endorsL-ment
of same by the City Council.

AN ORDINANCE OF THE CITY OF NEWPORT BEAC14
AMENDING DISTRICT MAPS NOS. 27 AND 29
ADOPTED BY SECTION 9102.2 OF THE NEWPORT
BEACH MUNICIPAL CODE RELATING TO ZONING
The City Council of the City of Newport Beach does ordain
as follows:
SECTION 1: The following described real property in the
City of Newport Beach, County of Orange, State of California, to
grit:
A parcel of land lying within Lot 164, Block 53,
Irvine's Subdivision, as shown on a map thereof
recorded in Book 1, page 88 of Miscellaneous
Maps, Records of orange County, State of Cali-
fornia, the bounda;^y of which is described as
follows:
Beginning at the most easterly corner of Lot 1,
Tract No. 1396, as shown on a snap thereof recorded
In Book 104, page 45 of miscellaneous Flaps, Records
of Orange County; thence North 500 10' 30" West,
288.90 feet along the northeasterly line of Tract
No. 1396 to the most northerly corner of said Lot
1; thence North .39° 49' 30" East, 95.00 feet to
the beginning of a tangent curve, concave southerly,
having a radius of 15.00 feet; thence northeasterly,
easterly and southeasterly along said curve through
a central angle of 90° 00' 0011, a distance of 23.56
Beet to the beginning of a tangent line; thence
South 50° 101 30" East, 188.65 feet, parallel to the
northeasterly line of Tract No. 1396, to the begin-
ning of a tangent curve, concave northeasterly,
having a radius of 470.01 feet; thence southeasterly
along said curve through a central angle of 7° 14' 37",
a distance of 59.42 feet to the beginning of a tangent
reverse curve, concave westerly, having a radius of
15.00 feet; thence southeasterly, southerly and

of 900 571 27", a distance of 23.81 feet to the begin-
ning of a tangent compound curve, concave northwest-
erly, having a radius of 2708.00 feet; thence south-
westerly along said curve through a central angle of

as shown on District Map No. 27 attached to Ordinance No. 635 and
as referred to in Section 9.102.2 of the Newport Beach Municipal
Code and made a part of Article IX of said Code, be, and the same
is, hereby rezoned from an R-1 to an R-3 District and said Map No.
27 is hereby amended to show this zoning change.

recorded in Book 110, pages 11 and 12 of
Miscellaneous Maps, Records of Orange County,

as shown on District Map No. 29 attached to Ordinance No. 635 and
as referred to in Section 9102.2 of the Newport Beach Municipal
Code an6 made a part of Article IX of said Code, be, and the same
is, hereby .rezoned from an R-1 to an R-1 -B District and said Map
No. 29 is hereby amended to show this zoning change.
SECTION 3: The following described real property in
the City of Newport Beach, County of Orange, State of California,
to grit:
Lot 18 in Tract 2513s as per map recorded in Book
110, pages 11 and 12 of Miscellaneous Daps,
rt .cords of Orange County, California,
as shown on District Map No. 29 attached to Ordinance No. 635 and
as referred to in Section 9.02.2 of the Newport Beach Municipal.
Code and made a part of Article IX of said Code, be, and the same
is, hereby rezoned from an R--1 to a U District and said Map No.
29 is hereby amended to show this zoning change.
SECTION 4: The City Engineer of 'che City of Newport
Beach is hereby instructed and directed to change District Maps
Nos. 27 and 29 so as to show the zoning changes described in
Sections 1, 2 and 3 hereof, and, as said District Maps shall have
been so amended, the same shall remain in full force and effect
and be a part of Ordinance No. 635 of the City of Newport Beach
and Article IX of the Newport Beach Municipal Code.
SECTION 5: This Ordinance shall be published once in
the Newport Harbor Ensign, a newspaper of general circulation,
printed and published in the City oO Newport Beach, and the same
shall be effective 30 days afteo the date of its adoption.
