Im accordance with the Stat: ConneTvation and P?aani Act subject
property was posed on March 5, 1359, notice of a pul-lic hearing
was published in the Ensign can March 5, 1.959 and one public hearing
was conducted ou larch 19, x.959®
FIid+JICdGS OF PLANNING COMMISSION:
The Planning, Comission reviewed a plot plass shod.ng the setbacks
proposed, which are a part of a master plan of all the lots in the
tract, and found and determi aed that the setbacks requested would
not, t,nder the circumstances of the particular case, adversely
affect the property of adjacent property ovaers and Seca ended
approval.
REGI ENMATIONS OF PLANNING CMISSION:
The Plante ag Cowadsvion recon ends to the City Council that A 15°
front yard setback for Lots I to 13 tnelusi a be established and
that a front yard setback of 121 be established for Lots 14 to 24
inclusive.

Gentlemen:
At a previous meeting of your Corm; ission, setbacks
in Tract 2758 were requested which contem-olatea a 15 fort
lige on those lots facing the Coast Highway, and a 12
foot line flay those facing Seaward Road. At that til'Re
it as our erroneous i trression that the first store
decks, facing ti^e highway, ti,;ould not constitute an on—
eroac.2ment into t le setback. These decks extend for—
nand so that t;hc actual line of same conos, in a fed;
cases, to a line 10 feet back, and in othors, about
12 feet. Thus, 1 shau.lrl ilavo �js?red for a setback along
the highviay of 10 feet to take o,:re of Uie most extreme

of the lots, and since :here is no reason for objection

fully ask favorable consideration of this request.
