The City Council of the City of Newport Beach does ordain
as follows:
SECTION 1: The following described real: property in the
City of Newport Beach, County of Orange, State of California, to
grit
A portion of Lot 164 in Block 53 of Irvine's Subdivision, as
shown on a map recorded i:a Book 1, page 88 of Miscellaneous
Record Maps, Records of Orange County, California, more
particularly described as follows:
Beginning at an angle point in the boundary of Tract
No. 1896, as shown on a map thereof recorded in Book
114, pages 43 to 45, inclusive, of Miscellaneous Maps,
Records of said county, said angle point being at the
intersection of the centerline of Mariners Drive with
the northwesterly prolongation of the -southwesterly
line of Lot 82 of said Tract No. 1896; thence South
530 40' 24" West along the centerline of )Mariners
Drive, being the northwesterly line of the right-of-
way conveyed to the City of Newport Beach by deed
recorded May 18, 1959, in Book 4718 page 190 of wfW
ficial Records of said county, 320.7 feet to the
beginning of a curve concave northerly having a radians
of 300.00 feet; thence southwesterly, westerly and
northwesterly along said curve and along the center-

concave northwesterly having a radius of 300,00 feet, a
radial lire to said curve bears North 13° 09' 5214 West
from said point; thence southwesterly, westerly and north-
westerly along said curve and along the centerline of
Mariners Drive through an. angle of 32° 55° 08", a distance
of 172.36 feet to a point, designated as Point "B" in this
description, from which a radial line bears North 19" 45°
16" East, said Point "Bit being on a curve concave north-
westerly having a radius of 1698.00 feet, the radi-i point
being identical with the radius point of the curve of the
centerline of Rutland Road at its northeasterly end, as
shown on said Tract No. 1893, a radial line to said curve
bears North 86° 27' 431° West from said Point "B"; thence
southwesterly along said curve through an angle of 30° 17'
47", a distance of 897.86 feet to the point of beginning.
PARCEL NO. 2. An easement for road and utility purposes
30.00 feet in width, being the northwesterly one-half of
Rutland Road continued northeasterly from said Tract No.
1893, the southeasterly line of said easement being the
course as described between Points "A" and "B" of Parcel
No. 1, said easement beginning at the northeasterly
boundary of Eaid Tract No. 1893 and terminating at the
southerly line of the right-of-way conveyed to the City
of Newport Beach by deed recorded May 18, 1959, in Book
4718, page 190 of Official records of said Orange County,
as shown on District Map No. 27 referred to in Section 9102.2 of
the Newport Beach Municipal Code and Made a part of Article IX of
said Code, be, and the same is, hereby rezoned from an Unclassified
District to an R-3 District and said Map No. 27 is hereby amended
to show this zoning change.
SECTION 3: The Planning Director of the City of Netaport
Beach is liereby instructed and directed to change District_ Mrp N.o
27 so as to show the zoning changes described in Sections 1 and 2
hereof, arid, as said District Map shall have been so amended, the
same shall remain in full force and effect and be a part of
Article IX of the Newport: Beach Municipal Code.

SECTION 4: This ordinance shall be published once in
the Newport Harbor News Press, a newspaper of general circulation,
printed and published in the City of Newport Beach, and the same
shall be effe•tive 30 days after the date of its adoption.
This ordinance was introduced at a regular meeting of
the City Counci_i of the City of Newport Beach held on the 14th day
of December; 1959, and was adopted on the day of ,
