Planning Ccmmission Amendment No. 81 which proposes to amend District Ramp
ON: No. 26 of the Newport Beach NuiUcipal Code so as to cause certain property
to be rezoned from an Unclassified to a C -N -H District.
PROCEDURE FOLLOWED BY PLANNING COMMISSION:
Notice of one public hearing was duly published in the Newport Harbor News
Press on November 23, 1959 and the property was posted on November 23, 1959.
one public hearing was douducted on December 3, 1959. No protests were
received.
FINDINGS OF PLANNING COMMISSION:
At the time Uye Permit No. 566 to establish the use of this property was
approved by the Commission it was recommended that the property be rezoned
from an Unclassified to a C -Epi -H District.
The delay in trausmittirig the proposed rezoning to the City Council was daze
to the fact that a proper legal, description was not available until recent
date.
A C -N District i s designed for neighborhood commercial and does not permit
any type of manu-°acturing or residential use.
RECOTVgENDATIONS Or PLANNING COMMISSION:
The Planning Coumiosion reconunends that the City Council concur in the action
taken.

AN ORDINANCE OF Ails] CITY OF NEWPORT BEACH
ZONING, PROPERTY AND AMEMING DISTRICT MAP
N0. 26 .
The City Council of the City of Newport Beach does ordain
SECTION 1. The following described real property in the
City of Newport Beach, County of Orange, State of California, to wit:
A portion of Lot 3, Tract 1.125, City of Newport Beach,
Orange County, California, as said tract is shown on a
reap recorded in Book 390 Pages 7 and 8 of Miscellaneous
Maps, records of Orange County, California, more partic-
ularly described as follows. -
Commencing at the intersection of the centerline of
Irvine Avenue with the centerline of 17th Street (also
known as Westcliff Drive) as said 17th Street and said
Irvine Avenue are shown on said map of said Tract 1125;
thenca South 39' 481 55" West along aai.d centerline of
said Irvine Avenue 57.01 feet; thence South 50' 1.1' 0511
Bast 80.00 feet at right angles to said centerline of
said Irvine Avenue to a point in the Southeasterly
boundary of said Irvine Avenue as said Southeasterly
'boundary was revised in a dead of said Irvine Avenue
recorded in Book 4698; Page 284, Records of said Orange
County, said point being also the true point of begin-
ning; thence South 39' 48' 55" West along said South-
easterly boundary of said Irvine Avenue 108.33 feet to
the beginni.ng of a tangent curve concave NorthwesterIv
having a radius of 256.55 feet; thence Southwew _arl y
along said curve and said Southeasterly boundary -of said
Irvine Avenue throuah a central, angle of 24" 42t 27" an
ars: distance of 110.63 feet to the beginning of a tangent
line; thence South 64' 31' 224' West along said tangent

Avenue 33.62 feet to the beginning of a tangent carve

thence Southwesterly along said tangent curve and said
Southeasterly boundary of said Irvine Avenue through a

North 39' 49' 30" East 31.8.00 feet to an intersection
with the Southwesterl boundary of Westcliff Drive
(formerly 17th Straet� as Haid Southwesterly boundary
of said Westcliff Drive is described in said deed rc.-.
corded in said Book 4698, page 284; thenen North
50" 10' 301° West along said Southwesterly boundary of
said Westcliff Drive 350.00 feet to the beginning of a
Leanent curve concave Southerly hasping a radius of
1.5.90 feet; thence Westerly along said curve and said
Southeanterly boundary of maid zine Avenue through a
central angle of 90® 00' 35" an are distance of 23 57
feet to the true point of beginning,
as shown on District Map iib. 26 referred -to in Section 91.022 of
the Newport Bench Municipal Code and made a part of Article IX of
said Code, be, and the same is, hereby remoned from ;gra Unclassified
District to a C -N -Fd District, and said tap leo. 26 is hereby amended
to show this zoning change.
SECTION 2. The Planning Director of the City of Newport
Beach is hereby instructed and directed to change District Map No
26 so as to snow the zoning change described in Sectiou I hereof,
and, as said District HAp shall have been so amended, the same
shall remain in full farce and effect and be a part ei Article IX
of the Newport Beach Municipal Code.
SECTION 3. This ordinance shall be published once in the
official newspaper of the City, and the same shall be effective 30
days after the date of its adoption.
This ordinance was introduced at a regular meeting of the
City Council of the City of Newport Beach held on the 12th day of
December, 1960, and was adopted on the �7 day of
19 G°, by the following vote, to wit:
