Notice of one public hearing was duly published in,the Newport Harbor mews Press..,
on December 18, 1959 and the property was posted"on December 18, 1959. One
public hearing was conducted on January 7, 1960. ,.
FINDI&GS OF PLANNING COMHiISSION:
The Planning Conumfssion recommends approval of the staggered setbacks for the
reason that the homes in this tract are to be constructed by the developer
and the setbacks as established will also be made a part of the lease
restrictions.
On consideration of the final map for this tract,' tete Commission recommended
that it be zoned R -1-B.

The Planning Commission rec tends to' the City Council that this amendment to
establieb staggered front yard setbacks and to rezone from an Unclassified to
an R-1-3 District be apprcn ed.

AN ORDINANCE OF THE CITY OF NEWPORT BEACH
ESTABLISHING SETBACK LINES, REZONING PROPERTY,
AND ?.MENDING DISTRICT MAP No. 32
The City Council of the City of Newport Beach does ordain
as follows:
SECTION 1: District Pap No. 32 referred to in Section
9102.2 of the Newport Beach Municipal Code and made a part, of
Article IX of said Code is amended and the following building
setback lines are hereby established for the hereinafter described
real property in the City of Newport Beach, County of Orange,
State of California, as follows:
The front building setback line for lots 1 to
15, inclusive, in Tract 3542, as per rasp recorded in
Book 124, pager 32 and 33, of miscellaneous Maps, Records
of Orange County, California, shall be as follows:
Lots 1, 3, 8 and 9, twelve feet (12') ;
Lots 2, 4, 10 and 12, ten feet (iii') ;
Lot 5, eighteen feet (18');
Lot 6, forty feet (40');
Lot 7, nine feet (9');
Lot 11, eight feet (8');
Lot 13, fifty feet (50');
Lot 14, thirty feet (30'); and
Lot 15, twenty-five feet (25').
SECTION! 2: The following described real property in the
City of Newport Beach, County of Orange, State of California, to
wit:
Lots 1 to 15, inclusive, in T3-hct 3542, as per reap
recorded in Book 124, pages 32 and 33, of Miscel-
laneous maps, Records of Orange County, California,
as shown on District lap No. 32 referred to in Section 9102.2 of
the Newport Beach Municipal Code and made a part of Article IX of
said Code, be, and the same is, hereby rezoned from an Unclassified

District to an Rel-B District and said Map No. 32 is hereby amended
to show this zoning change.
SECTION 3: The Planning Director of the City of Newport
Beach is hereby instructed and directed to chane District Map No.
321 so as to show the building setback Lines established in Section
1 hereof and the z%;ning change described in Section 2 hereof, and,
as said District Pap shall have been so amended, the sane shall
remain in full force and effect and be a part of Article IX of the
Newport Beach Municipal Code.
SECTION 4: This ordinance shall be published once in the
Newport Harbor News Press, a newspaper of general circulation,
printed and published in the City of Newport Beach, and the same
shall be effective 30 days after the date of i-" adoption.
This ordinance was introduced at a regular meeting of
the City Council of the City of Newport Beach held on the 25th day
of January, 1960, and was adopted on the day of ,
1960, by the following vote, to wit:
