Cit -,Attorney WWC . c 7/5/60 ORDINANCE N0. 925 AN ORDINANCE OF THE CITY OF NEWPORT BEACH :ENDING SECTIONS 9102.0 AND 9102.1 OF THE NEWPORT BEACH MUNICIPAL CODE RELATING TO PLANNING AND ZONING, REZONING PROPERTY, AND AMENDING DISTRICT MAP NO. 4 The City Council of the City of Newport Beach does ordain as follows: SECTION 1. Section 9102.0 of the Newport Beach Municipal Code is amended to read: "SECTION 9102.0. The several, general districts estab- lished are as follows: Agricultural -Residential District or R -A District. to Family Residential District or R-1 District. Duplex Residential District or R-2 District. Restricted Multiple Family Residential District or R-3 District. Multiple Residential District or R-4 District. Neighborhood Commercial District or G -N District. Limited Commercial - Multiple R" idential or C-0 District. Light Commercial District or C-1 District. General Commercial District or C-2 District. Intermediate District or I District. Manufacturing District or M-1 District. Unclassified or U District. Controlled Manufacturing ,,istrict or M -1-A District." SECTION 2, Section 9102.1 of the Newport Beach Municipal Code is amended to read: "SECTION 9102.1. In addition to the general districts established above, the following special districts are estaolished which, when combined with the above general districts, establish additi,orial special regulations: Com- bining or °B' Districts -- Combining or 'H Districts -m Combining or 'ZB Districts." SECTION 3. The following described real property in the City of Newport Beach, County of Orange, State of California, to wit: PARCEL A Lots L, M, G and H. Tract 919, as per map recorded in Book 29, pages 31 to 34, inclusive, of Miscellaneous Yaps, Records of Orange County, California. PARCEL B A parcel of land situated in the City of Newport Beach, being a portion of Section 28, T -6-S, R -10-W, S.B.B.M. and more particularly described as follows: Beginning at the southwesterly corner of Lot L of Tract No. 919 as recorded in Book 29, Pages 31 through 34, Miscel- laneous Maps, records of Orange County, California; thence northwesterly along the U. S. Bulkhead Line to U. S. Bulkhead Station No. 227B as Shown on a map titled "Harbor Linen, Newport Bay Harbor", approved by the Secretary of the Army, February 15, 1951, and on file in the U. S. District Engineers$ Office, Los Angeles, California; thence South 36° 351 00" West a distance of 128 feet to a point on said U. S. Bulkhead Line; thence along said U. S. Bulkhead Line South 180 351 0011 West a distance of 87 feet to U. S. Bullhead Station No. 226A; thence northwesterly along the North Channel Reservation Line as recorded in Book 162, Page 1, of the Official Records of Orange County, California, to the most southerly corner of a parcel of laud described in a deed to the State of California from the City of Newport Beach, recorded in Book 3111, Page 125, and dated June 12, 1955, Official Records of Orange County, California; thence generally northeasterly along the boundary of said parcel to the point of intersection with the U. S. Bulkhead Line between U. S. Bulkhead Station 227 and 227A; thence southeasterly along said U. S. Bulkhead Line to a point 9.98 feet beyond U. S. Bulkhead Station 227A, also being the southeasterly corner of Parcel No. 2 of, that certain easement described in deed to the State of California from the City of Newport Beach, recorded in Book 3680, Page 54; and dated October 17, 1956, Official Records of Orange County; thence northeasterly along the easterly line of Parcel No. 2 to an intersection with the southeasterly line of Parcel No. 1, described in a deed to the State of California from the County of Orange, recorded in Book 3680, Page 50, and dated October 17, 1956, Official Records of Orange County; thence northeasterly along the southeasterly line of said Parcel. No. l to the most easterly corner of said parcel; thence northerly along the easterly line of said Parcel. No. 1 to an intersection with the southerly line of that certain parcel of land described in deed to the State of California from the County of Orange recorded in Book 293, Page 158, and dated June 29, 1929, Offi- cial Records of Orange County; thence easterly along the southerly line of said last mentioned parcel of land to an intersection with the westerly line of the aforementioned Lot L of said Tract No. 919; thence South 110 571 35" West along the westerly line of said Lot L to the point of beginning; as shown on District Map No. 4 referred to in Section. 9102.2 of the Newport Beach Municipal Code and made a part of Article IX of said Code, be, and the same is, hereby rezoned from a C-2 District to a C -O -Z District, and said Map No. 4 is hereby amended to show this zoning change. Beach is hereby instructed and directed to change District lap leo. 4 so as to show the zoning Changs described in Section 3 herecf, and, as said District Map shall have been so amended, the same shall remin in fall force and effect and be a part of Article IX of the Newport Beach Municipal Code. SECTION 5. This ordinance shall be published once in the official newspaper of the City, and the same shall be effective 30 days �q fter the cute of its adoption.
