Gladstone -Lamas PLANNER: Makana Nova, Associate Planner 949- 644-3249, mnova@newportbeachca.gov L`AI i/_1:x'1 A coastal development permit and modification permit for a remodel and 615 -square - foot (16 percent) addition and second carport space to an existing three-story duplex with an attached 513 -square -foot, two -car garage and single -car carport. A modification permit is requested to allow an addition of greater than 10 percent to a residence with nonconforming parking where the garage width is 18 feet 3 inches where 18 feet 6 inches is required and the existing carport space is 8 feet 3 inches in width where a width of 10 feet is required. A modification permit is also requested to allow a second tandem carport parking space with a width of 8 feet 3 inches where a width of 10 feet is required. The proposed residence complies with all other applicable development standards including height, setbacks, and floor area limits. The applicant has modified the project design with a slightly larger addition than the square footage identified in the public notice identified. Thus, the applicant and City staff are requesting that this item be removed from the calendar so it may be re -noticed for the May 10, 2018, Zoning Administrator hearing. RECOMMENDATION 1) Conduct a public hearing; 2) Remove Coastal Development Permit No. CD2018-008 (Attachment No. ZA 1) from the calendar to allow the item to be re -noticed for the May 10, 2018 Zoning Administrator hearing. PUBLIC NOTICE Notice of this public hearing was published in the Daily Pilot, mailed to all owners and residential occupants of property within 300 feet of the boundaries of the site (excluding ovi2i2ois 1 Gladstone -Lamas Residence Zoning Administrator, April 26, 2018 Page 2 intervening rights-of-way and waterways), including the applicant, and posted on the subject property at least 10 days before the scheduled hearing, consistent with the provisions of the Municipal Code.
