guy Art Gronsky, who was honored Thursday
by the Newport Harbor Area Chamber of
Commerce as "Citizen of the Year," is a
l<>ftgtime friend and bu~iness associate of Bill
llamlltoo, owner of the Cannery.
They're partners in Dunes Marine Services,
and they share in the success of the Hamilton
Water Rake, the $50,000 (cheap) vessel used
to purge harbors of debr;is and other
pollutants. Hamilton invented it, Gronsky
built it. As they participated in Saturday's Scenic SK, these runners may have thought they \\ere running through Jurassic Park.
So. along with all the other goodies
presented at the banquet, Gronslcy and wife,
Anne, won the evening's door prize. It was a
brunch-cruise from. you guessed it, The
Cannery.
Was this a big saqifice on Bill Hamilton''
part'? Not really. As he confided after the
honors-laden dinner, "I was going to offer
.them a Cree meal anyway."

surpn e rainstorm. The ra11ts also kept SC\oeral
hundred runners away from the I 2th annual
Corona del Mar Scenic SK Race.
However, Royal Radke still declared the event a
uccc .
"We ne~er had a hard rain before, but 11 didn't
discourage the ruMers," Radke said of the ~ent,
which 1 co-sponsored by the Daily Poot. "They
had a good time."
More than 3,000 runners were expected for the
men's and women's 5·kilometer races and the
2-mile fun walk. Radke said about 2,500
panicapated.
He added that the storm also seemed to keep a
number of pectarors indoors.
Besides being a boost for Corona dcl Mar's
community spirit, the race benefits the Coron~ dcl
Mar Chamber of Commerce and the Newport
Beach Parks, Beaches and Recreation Department.
Proceed were expected to hit $20,000 this year.
The chamber plans to use its share to assist in its
long-term community revitalization pro.Ject to help
turn the downtown area into a villasc-type setting.

owners in lhe area, is that there's .
not enough demand among marine
businesses for each buildina to
meet the requirement nnd
mainlain a high level of
occupancy. The problem has been
exacerbated by the rccession-.and
luxury-tax-related decline in the
marine industry.
"It's outrageous:· McCune ~nia.
"In heu of marine uses, you can
sub)titute vacancies."
McCune as actually one of the
lucky ones. Last week, after two
years of looking for ll tenant to fill
the rest of his 35,000-square-foot ·
buUd1.ng.. be found a
boating-related businc)S that
bcought his property to 100
percent occupancy.
'Gordon Barienbrock, owner of
Crow's Nest Yacht & Ship
Brokerage and a
24,000-square-foot office building
on West Coast Highway. is still
tryinf to find a tenant o~ tenants
to fit about 6,000 square feet of
vacant space.
"There's not enough demand,"
Barienbroclt siajd. "And marine
people like to group together.
They will pick one building and
make it 90 percent marine
industry. To have every building (
have 40 percent is next to
impossible.
"h 's depressed the market.
Nobody's going to buy the building
with that requirement. And you
can't borrow against it. Jr's like
going to another place and saying
)'OU have to have people in the
shoe industry!'
Dan Daniels, vice president with
Ardell lnvestmenl Co., said
virtually aJI of his company's
property is devoted to marine
uses, but he's still bothered by the
40 percent requiremenL He said if
Ardell tried to redevelop its
property, the marine-industry
restriction would be a severe
problem.
"There aren't that many
marine-industry tenants that are
ready and w1lhng lo rent sp:lce at
rates that make a property feasible
on the bay front ," Daniels said.
The C11y CounciJ earlier this
year directed the Planning
Department to ~tudy the prospect
of reducing the marine-industry
requirement. 1f cily officials elect
to make a change. the-new
requirements "-Ould have to be
approved by the Coastal
Commission.
Council member Jan DcBa)' said
she had wanted to address the
issue since several years ago, when
she ~as serving on the Planning
Commission and she came across
a woman who e building W3S
repossessed by the bank because
she couldn't find enough
marine-industry tenants.
"There's just too much \'acant
sp3ce on the bay fro nt," De Bay
said. "You -.ouldn't want to have
a bunch of reaJ estate offices and
stockbrokers there YllhO could be
anywhere You've Col to have a
balance there, b.ut it ought to be a
fair balance.
"If it ~·t fair and there isn't a
cfemand for that, then it's
something we ouaf\t to take a look
at.''
