NEWPORT BEACH -Leasing
activity at South Coast Metro and
Newport Center remain sluggish
even though the countywide com-
mercial and industrial real estate
market is showing its most positive
quarter sin~ 1990, according to
figures released recently by CB
Commercial Information Services
Group.
The South Coast Metro area,
with nearly 6 million square feet
o( office space averag!_l}g_ $1.49 per
square foot, is 21 % vacant, the re-
pon states. The year-to-date ab-
sorption rating is -66,21 l square
feet.
Officials from South Coast
Metro couJd not be reached for
comment.
Newport Center's 2 million
square feet -the county's most
expensive at Sl.87 per square foot
-is almost 12% empty, according
to the report. The year-to-date ab-
sorption rating for that shopping
center is -36,839.
Irvine Co. officials disputed the
Newport Center statistics but de-
clined to comment further because
they have not seen the report.
"We ended our quarter up,"
company spokeswoman Michelle
. Sweet said. "We have a positive
absorption in Newport Center and
our high-rise space in Newport
Center is 91% leased."

This week's legal wrangling is
but the latest installment in a
nearly decade-long battle by eld-
erly residents of the seniors-only
mobile home park to control their
cost of living.
After years of planning for the
purchase of the Upper Newport
Bay mobile home park, seniors
were dismayed to learn that the
Irvine Co. had a deal in the works
to sell the land to DeAnza. Home-
. owne..S protested but numerous at-
tempts to secure fi nancing fell flat..
The elderly residents · formed a
corporation and finally purchased
the 26-acre Bayside Village mobile
home park and marina from the
Irvine Co. for $12 million last De-
cember, fighting off a competing
bid from DeAnza. But some say
the battle is far from over.
Ahorneys representing the
homeowners associati on say
DeAnza is trying to force. residents ~
out to undermine their purchase
of the mobile home park.
"If enough of these people are
forced out, the remain ing owners ·
are not going to be able to keep
this property," said Cynthia
Hilliard, a member of the legal
team hired by residents 10 fight
rent hikes. "Then DeAnLa can
make another bid for it."
But Irvine attorney John ·Mur·
phy, who is representing DeAnza,
said there is a difference bet\\een
the residenb' corporation that
owns the land and the larger
homeowners association. The. cor-
poration earns 20% of :ill re nts paid. · -

they've been putting pressure on
us to make money," Murphy said.

Walker isn't exactly sure what
spooked Ghost, his 3-ycar-old
Ridgeback dog, but whatever it
was, it sent the pct flying out of
the garage of his home on 18th
Street Wednesday night.
Walker chased Ghost several
blocks down the street to Pl•ccntia
Avenue, where the dog ''vanished
into thin air."
Now, Walker's offering "a gen·
erous reward" lo anyone who re-
turns the pet. But, if you happen
to see Ohost, be careful -he's a
trained guard dog.
"He's a very loving, loyal dog,"
Walker said. ..But, unfortunately,
if he doesn't know you, and If he'a
scared, he could attack JOU·''
Ohost stands llltout 3-fe«n tall.
His coat is a tan color, and he hu
black ears. His tail, which is m<>1t·
ly tan-colored, fades to black at
the tip. He has a nine-digit identi-
fication number tattooed on one
of his hind legs.
According to Walker's mother,
Linda Cichowski, Ghost is pretty
easy to ,spot, particularly if he's
upset.
"The hair on the ridge of his
back grows in all different direc-
tions,'' Cich<JWski said. 0 When he's
on guard, the hair stands on 'end.
He may growl at you, and if he
docs, the best thing to do is just
kind of step back and say, 'Here,
Ghost.' Then, he'll relax and come
to you.''
Walker just became Ghost's
owner on Sunday. But, even after
just a few days, Walker said he's
grown incredibly attached to the
d<>§.
' I take him to work with me
every day," he said. "I can't get
that doa to leave my side, usually.
When it'a time to p t up in the
momlna. my feet don't even hit
the around before he's ri&ht there,
in my face. Th1t'1 why this is so
stranp.''

The largest waves in a long while -and some dangerous rip
currents -are expected to hit Newport Beach today and
continue ,through the weekend as a new series of Southern
Hemisphere swells mix It up with storms off South America ~nd
New Zealand. Waves could build to 3-to 5-foot faces in most
areas, surf watchers say.
Inexperienced surfers and swimmers should stay in front of a
lifeguard station or consider not even venturing into the water,
as strong rip currents are also expected.

that caused $200,000 damage to five
boats a l Newport Dunes' marina
Wednesday evening was the result of
an electrical problem on one of the
vessels, fire officials said Thursday.
Newport Beach Fire Battalion
· Chief Nick Waite said the flames ig-
nited in a 27-foot Searay owned by
Steve and Carol McCray of Costa
Mesa and then spread to the other
four boats, which sat irt a line of 30
boats in ooe of the marina's dry stor·
age lots.
All five boats we re completely de·
stroyed in the fire and according to
Tim Quinn, general manager of the
resort, all the owners -except the
McCrays, who are on vacation · -.
have been notified about the damage.
The other four boats were a 25·
foot Cham pion Fish Hunter owned
by Gary Griffin of Corona del Mar, a
26-f oot Skipjack owned by Waller
Ritcher of Sierra Madre, a 20-foot
Bayliner owned by Jeff Buckner of
Irvine and a 20-foo t Caribbean'
owned by Mark and Ray Weger of
Newport Beach.
As of Thursday afternoon, only
Griffin had come to the J 95-sp.ice
storage lot to ~un·e} the damage to
his bo:it, Quinn said.
Quinn also commended the tir~
department ·for controlling the fire

their decibels down.

music to the ears of Pacific Am·
phitheatre concert-aocrs has been,
in the past, just a plain racket to
many residents living near the
venue.
But now, even with the fair's
daily performances, residents are
pulling out the earplugs and
breathing a sigh of relief. The
neighbors say a 1992 court ruling
limiting noise levels from the am·
phithcater is working.
''It hasn't been a problem," said
Ed Rybarczyck, who lives abou t
500 yards from the Pacific Am·
phitheatre. "It has been in the
past, though. There've been some
concerts here where the noise was
just incredible."
James Ure, who lives on Salva-
dor Street, said he can still hear
the concerts, but at least now the
noise is kept at a "reasonable ..
level.

"And, they seem to end 11 a
reasonable hour, too," said Ure.
Under the ruling, sound levels
at the 8,506-seat theater cannot
exceed 86 decibels. So far this sea-
son, the levels have been kept al
about 84 decibels -thanks to
Gordon Bricken &c Associates, the
Santa Ana-based firm contracted
to monitor the sound.
According to owner Gordon
Brickcn, the c-0rnpany acts as a
"policeman," keeping an eye on
each group's sound engineer and
malting sure the levels don't get
out of hand.
Of course, the engineers aren't
always happy about it. Dricken
said many groups would rathe r
play al a leve l thar's five to 10
decibels higher.
"Ten decibels would be twice as
loud," Bricken said. "And Cive
decibels would be about 50%
louder. It works somerhing like a
• Richter Sca le that you use for
measuring earthquakes. What ap-
pear to be small changes in num-
ber represent large changes in re-
aliry."
While sound engineers may not
think •the music's· loud enough,

"We've had virtually no com·

or too low," he said.
That could be because the fair
is limit ing admission to the the·
ater.
While there arc only 8,506 fixed
scats, the theater can be booked
for an audience of 18,506. There':,
room for the additicnnl 10,000 in
the lawn area behind the scats, ac·
cording to Rick Pickering, the fair·
grounds' deputy general manager.
"Right now, we're limiting the
audience to the fixed seats only,''
Pickering S3id. "That's how we've
been able to ltmit the sound -\\e
don't have to project the sound
on to thut grallsy area."
The fair's concert series ends
Sunday, but Pickering said that the
noise control won't,
"I'm sure there will be ~me
groups that might like to turn it
up prclly loud," he said. "And, if
that's th e cuse, those groups won't
be pluying here. We'!c working
very hard 10 be good neighbors,
and we want any band that pla)s
here to understand our relation·
ship with the residents living
around here."

The 11-year-old junior lifeguard
program is so popular that this
year the coordinators had to
strictly limit enrollment to those
who registered by the deadline.
"It was a matter of capacity,"
said Reenie Boyer, program
founder and coordinator. "Our
facility just wasn't large enough."
Although Boyer's philosophy is
to minimize competition,
Thursdays are dedicated to
spirited beach evants. Monday
through Wednesday arc spent
learning about first aid, ocean
safety, marine biology and
lifeguard operations.
While the competitions arc
supposed to be in good fun,
Julianne found herself battling
butterflies in her belly. "My
tummy hurts,'' Julianne confessed
while waiting on the beach for the
buoy swim. ''This happens every
competition day -I get a .little
nervous."
Despite her trepidation,
Julianne sat patiently on the shore
with her group of Class C girls,
ages 9 to 11. They were waiting
for the Class B groups, ages 12•o
14, to finish their swim out to the
buoy located 350 meters from
shore.
Eventually it was Class C's turn
and the group or about 60 girls
lined up on the wet sand. At the
signal, the girls dashed into the .
ocean, some shrieking as the chilly
wayes hit their dry bodies.
Julianne plunged into the ocean
and began methodically swimming
to the buoy. The swimmers were
supervised by the instructors and
the Class A junior lifeguards -
the oldest of the group, aged 14 to
16. Julianne returned to shore
nearly 12 minutes later, finishing
47th in her group.
Barely breathing hard, Julianne
said she felt strong throughout the
swim. "The butterflies in my
stomach are gone now," she
declared.
But just as her buuernies were
leavin~, they were flitting into the
stomachs of other girls as rumors
of a pier jump spread through the
line. Their (ears were confirmed at
the general meeting, where Boyer
announced the group would be
jumping off the pier - a height of
about 20 feet -as a reward for
their excellent performance in the
buoy swim.
She answered all the nervous
junior lifeguards' questions -
"How .!lhould we point our feet?"
"How deep will we go?" -and
reminded Julianne's class that the
jump "as optional.
Julianne. however, had no
qualms and said she was even
excited about the upcoming jump.
While the youths lined up along
the Balboa Pief for th'C jump-,
Julianne's instructor, Carrie Maze,
stayed back to supervise the
beach.
Maze said although the program
is strict -the junior guards m~st
call their instructors by "Mr." and
"Miss," must always wear their
shirts tucked in and arc punished
with 10 push-ups if they arc
overheard saying "yeah" -ma~
or them return faithfully every
summer.
"We expl.!ct the kids to work
hard in junior lifeguards," Maze
said."This isn't like day camp.
Parents love it, though -t!lcy tell
us 'whip my kids into shape.' "
Meanwhile, Julianne was getting
bored waiting in line. Some of her
fellow junior guards balked when
their turn came, physically pulling
back. But Julianne was firm in her
resolve, displaying the
stick·to·itiveness that prompted
her to initially sign up for the
program.
She learned about junior
lifeguards through her 11-year~old
brother Trevor, who preceded her
in the program. But it was her
own desire to "exercise" and help
the environment at the same time
-"It's good for the beach, also,
because we pick up trash from the
beach sometimes" -that
convinced her to join.
When pier jump instructor Jon
Mitchell asked, "Who is absolutely
ready to go?" Julianne was one of
a few who raised their hands.
She climbed through the railing
and waited for Mitchell's signal,
hardly contemplating the spark.Jing
green water beneath her. Then she
jumped feet-first into the ocean
with such form that Mitchell
deemed it "beautiful."
Back on shore, Julianne was
beaming as she toweled herself
dry. "That was great," she said. "l
lost my stomach when I hit the
water, but it didn't hurt."
Mate took attendance and
dismi~ed the group at noon.

T he Lundy brothers have
grown up with -and
alongside -the Newport
Beach junior lifeguard program.
When the program began 11
years ago, Ty Lundy was one of
the 40 swimmers enrolled in the
first class. He stayed with junior
lif cguards until he was eligible
for the cadet program, which is
similar to an internship for
lifeguards. He has now been a
Newport Beach lifeguard for five
years and was runner-up for city
Lifeguard of the Year in 1993 -
not bad for someone who said
he c-0uld "barely swim" when he
began junior lifeguards.
"I really knew nothing about
the program when I began," Ty
Lundy said. "My father dragged
me lo the pool (to try oul) at
age 11. Junior lifepards really
improved my swimming ability,
and ii was a good time and a
positive thing."
Cole, the middle Lundy
brother, began his junior
lifeguard training at age 9 and
he too returned to the program
every summer until he graduated
into the cadet program and later
became a lifeguard at age 16.
Cole said junior lif cguards
taught him the essential skills
. for his cu rrent job.
"If everybody was a junior
lifeguard, I wouldn't have a
job," he said. "It's the best thing
a parent can·do for their kids."
Now Qray, the youngest
brother, is following in his
brothers' footsteps. Currently 13,
he too entered junior lifeguards
at age 9 and still has three years

Their mother, Peggy Lundy,
said her sons became interested
in junior lifeguards because they
were each serious about
swimming. She has sometimes
been amazed at how well her
sons performed in the program.
"The junior lifeguards have
dragged some of the most
incredible stuff out of my kids,"
Peggy Lundy said. "Lifeguarding
is a pretty awesome
responsibility -and this
program really puts the ltids on
the line, so they can handle
protecting all those lives on the
beach."

Mesa, the absorption rating is •
22,698 for the fourth quarter and -
79,831 for the year.

lier this year, residents agreed to
pay the liigher rents under protest
pending the outcome of legal ac-

Turner, a commercial real estate
broker, said that although he be-
lieves the real estate market is
coming back to life, it still is a bit
haggard.
••1 think what is happening is
that there is more activity, but the
prices arc way off Crom what they

rates also arc way off," Turner
said. "I've seen buildings sell for
half of what they were built for."
Case in point: An office towe r
on 17th Street in Costa Mesa sold
in December of 1992 for $50 per
square foot, according to Frank
Ryan, senior vice president and re-
gional manager of Charles Dunn
Co., Irvine.
"In 1987, we were definitely in
three figures per square foot -
$100 to. $130," Ryan said.
"From a brokerage standpoint,
there is definitely more activity,

and it started last year for us," he
said. "Sales are back bectiusc pric-
es came down to a place where
people figured it isn't the bottom,
but it's close enough, and has
enough value to start making of·
fer!>."
Turner said the housing market
also has taken off, but not in a
way that's good for sellers.
"People are losing money," he
said. "There has been a tremen-
dous transfer of wealth in thi s
cou nty that has been repeated
again and again.''
Turner said people often sell
their homes for less than what
they paid. If they're lucky, they
break even on the remainder of
the loan.
"So you have no money in your
jeans and you become a renter,"
Turner said. "It's too bad. People
work hard ... then they're out of
luck."

ble-elimination section tournament on Thursday
against Anaheim, coming out on the shorl end of a 6·

"These kids have got 10 start believing th:it when
you compete at the next level, you have to be ready to
play," said Thurman following the game. "And 1 know
we weren't ready tonight. We were ju!lt flat."
The loss drops Newport East into the loser's brack-
et which means a 10 a.m. start at the same l>ile against
either Whittier or La Mirada. A victory would mean a
second game on Saturday at 7 p.m.
Tim Thurman Jr. started on the mound for New·
port East and pitched very well for five innings. Al
that point, Anaheim held only a l·O lead. ~
But· the sh<th proved to be disastrous, as a combina·
tion of some solid Anaheim hitting and a few miscues
in the field contributed to a five-run frame and some
breathing room for the winners.

parents, too, because they like to
come to as many of my games as

but he definitely knew
when to pick the tlme,
and the place.

he was working with the old
Costa Mesa Merchants
baseball team on the P.A.
system Sunday afternoons.
The opponent one Sunday
was a formidable club from
Los Angeles and it was
impressive with a roster
featuring some top
black stars who knew
their way around the
diamonds.
The "Pink" was a bit
taken aback by the rival
manager, whose
boastfulness strongly
suggested the Mesa
boys didn't have a
curves.
Pinkley couldn't resist a
temptation. He took a break
during the stretch, then went
down to ask the visiting
manager, "You want I should
get you a tennis racket?"
Bottom line: Mesa won.
The Goat Hill gang of
yesteryear always looks forward
to the huge "Goat Hill
Hoedown," which has been
staged three out or the past
four years by two generous and
fun-loving Harbor High grads,
Marshall and Carol Worley of
Redding.
Jim Pascoe, a rugged guard
for the Tars in 1950-5 1, said,
"From one angle, it beats a
class reunion, because you get
to sec a lot of guys and
gals from other classes
that you ordinarily
wouldn't have the
chance to sec again."

football to basketball.

Worley, a champ in
middleweight sports during
Harbor days, said he and Carol
have to take at least a week off
to-work ou t all the
arrangements in advance.
He isn't certain how long
they can carry on with the
event since "it has gotten so
big.''
This is one year it may not
materialize, according. to his
long·time pal, Rex Bell, since
Carol has her Class of '54
reunion on schedule for
September.

''I don't know of a better way
to be spending my time, than
pla)ing sports," Pulido said. "I
love weight lifting, and I'm really
enjoying football. And there's so
much to learn in baseball, it's
new and different every day. I'm
still learning all the (b:iseball)
lingo. I want to try to get as
good as I can at each sport.''
Pulido said he has also begun
to consider his potential
transition to college athletics,
and the viability of earning a
scholarship in one of his three
SPQrts.
He seems to ha've temporarily
peaked at 6-4 -his dad said he
stopped measuring himself daily
seve ral months ago -and he's
begun adding muscle to his
previously undeveloped upper
body, jumping from 180 to 190
pounds in a relatively short
period of time.

subsequently strung up by a
lynch mob.

Pulido said he formerly
considered baseball -where he
pitches and plays the outfield -
as his best hope for a college
scholarship, but football has
emerged as his current favorite.
"He's still pretty young, and
he hasn't played as much
football as he has the other two
sports," Ciarelli said. ''He's an
outstanding natural athlete, v.ho
has a great desire and drive to
be the best he can be. And he
showed last year he can come up
and stick people."
For now, he's determined to
stick with the arduous athletic
agenda.
"In the end, it's benefiting
me," he said.
