Home sales continue at a brisk pace where buyers are lnoldng for an upscale lifestyle By Jennifer Armstrong, Daily Pilot H ousing developments in Newport Coast, ftllose Irvine Co.-owned 9,432 acres south of Corona del Mar, aren't exactly difficult to sell. than $3 million for custom homes. About 90.8% of the area's 1,655 lots had been sold as of Jan. 5, Irvine Co. statistics report. Newport Beach officials will soon begin considering annexing the popular upscale area as a way to possibly rake in more property taxes. There's a nearby golf course, rolling hills, ocean views and a location close, but not too close, to the conve- nience of Newport Center. Add to that the Irvine Co.'s penchant for planning every- thing -including regulating landscaping and establishing strict architectural guidelines -and yol.i've got what some homebuyers call pretty good place to live. • 1 think it's tlie best place to be in Orange Coun- ty. .. You're in the best ot an worlds ... • The Irvine Co. boasts of the area's unusually quick sales, which took off five years ago despite a recession-inspired slump in the housing market. And most building companies selling homes there back up the company's claims. "As our economy continues to recover and improve, we've seen quite a pent-up demand in Newport Coast," said Karen Spargo, senior vice president of Catellus Residential Group. "There has been a lot of thought that has gone into the effort there," said Rudy Svercek, Irvine Co. senior vice president of residential marketing. •n has been a long time since there-have been- new home choices in the Newport Beach area." In fact, 1,502 homebuyers think the area's good enough to warrant paying. from $190,000 for condominiums to more l \ I ' I \ She said lots in her compa- ny's Newport Coast develop- ment haven't sold so quickly as the com- pany's custom home sites. in other parts of the county. But she attributed this to the larger stie and higher prtce of Newport Coast homes and added that the compa- ny bu sold those witbout a model to show buyers. Since opening in October, the compa- ny's The Signature Collection has sold eight of its 30 available lots. On those lots, it will build what it calls "semi-cus- tom" homes -homes with some stan- dard features and some room for buyers' preferences. The Irvine Co. says most buyers move to Newport Coast from within 10 miles. About half own their own businesses, 64 % pay cash for their Newport Coast homes and 61 % have children. Buyers' average age is 43. Every Newport Coast subdivision sells to a slightly different subgroup of those who fit this general profile. For example. the person who buys a $400,000 town- home in Newport Ridge Vistas wouldn't buy a $1.3 million semi-custom home in The Signature Collection. "Our product type is a little different from anything else out here," said asso- ciate broker John Klichan of Newport Ridge Vistas. "What we sell is lifestyle." Location, he said, is another bright spot of Newport Coast living. "Location-wise, I think it's the best place to be in Orange County,• Klicban said. "You're in the best of all worlds with the tollroad access to South Coun- ty." .. • LOCALS Collector says its all written in the cards Newport Beach officers ditch relics for -mod.em, locally distinctive shields By Christopher Goffard, Daily Piiot NEWPORT BEACH Nobody at the Newport Beach Police Department can remem- ber how long they've worn their generic, pointy-bottomed badges, which w~re modeled aft~r an LAPD prototype from the 1930s. "They've been here as long as anybody's been here," said New- port Beach police Sgt. John Desmond. "We're guessing at least the ·sos. proba- bly back into the '40s, that we've had them." This week, police are turning in their old badges for new oval shields embla- zoned with distinctive Newport Beach scenes. And Desmond said the change is long overdue. said. "We're one of the last agen- cies to convert over to the full oval shield, which almost every agency has done in the last 10 years in Orange County.• The idea languished for more than 15 years after Sgt. Rieb Long proposed it in 1980. He envi- sioned not only an identification badge but u a municipal crest rep- resenting the beauty of Newport Beach." Charles L. Pifer, the new own- er of the site at 515 W. Balboa Blvd., plans to level the building and build four homes there. The Planning Commission already has approved the plan. The local chapter of the women's philanthropic club sold its clubhouse more than a year ago because of declining mem- bership. The club, formed in 1909, built the clubhouse 49 years ago. The club and its parking lot sit on four lots that measure 2,100 square feet each. City staff reports recommend allowing only one single-family home per lot. At Monday's meeting the council will also: Nov. 29 as a result of the measure. As of Dec. 16, city staff esti- mates, 15% of the affected busi- nesses hadn't arranged for pri- vate companies to pick up their trash. Staff expects the city to save about $250,000 per year as a result of the ballot measure. • consider overturning a Plan- ning Commission decision against a plan to open a Thrifty Rent-a-Car at 2018 Quail St. The agency would be located in a shopping center near John Wayne Airport and would house rental cars on-site. The planning commissioners based their denial on concerns about the effects of the rental car parking on other businesses in the complex. But city staff reports now recommend the council approve the plan, provided only seven rental cars at one time are parked at the site. • fill vacancies on the Arts Commission, the Planning Com- mission and three citizeris adviso- .. • hear an update on Measure Q, the ballot initiative passed in November limiting city trash pick-up to only curbside residen- tial service. ULTRA·SUOC Baseball cards have changed radically since Stone, 34, began collecting as a boy. They used to come with gum in packs sealed with wax, and the varieties were humble. Probably it is Stone's enthusiasm that allows the place to ret~ its innocent, comfortable ambiance. An entire wall of the store is dominated by glistening unopened card packs. There are also signed baseball bats and mitts, team jerseys, black and white photos of old·tlme players, framed magazine cov- ers, rows of Wheaties boxes fea- turing sports stars, hanging hockey sticks, and miniature Hartlands statues of players like Babe Ruth and Willie Mays. •(As a child) my room looked like this -a bunch of junk," said Stone, now an Irvine r'esi· dent. "A bunch of sports stuff. I saved everything.• Stone's current prize is a framed check made out to ex- Pittsburgh Pirate Roberto Clemente by the National Base- ball League for his participation in the 1972 All Star Game. Clemente died months after the game in a plane crash. PLAYING POLITICS Stone said there's an ironclad rule every card shop owner must know: When it comes to talking sports, stay neutral. •1 play politics here, definite- ly, • he said. "Don't ever say you hate a team because it could be the guy on the other side of the counter that you tum off." Stone, who manages the shop with his older brother, said it is a fickle business. Even while O.J. Simpson's infamous Bronco chase was under way, customers were calling, hoping to snatch up the ex.football player's cards. The cards initial· ly skyrocketed in value, but have since dropped. •1t stoppefi cold," Stone said. •1 haven't sold an O .J. card in a couple of months. Anything that's negative in the press equates with decreasing card value." BEmR THAN BOOZE Stone said his customers, who are mostly male, range in age froxn 16 to 50. About 150 of them are hard·core regulars. •we have. wives and girl· friends come in and berate their husbands for spending so much money," he said. ·1 tell them, 'It could be worse. They could be down at the local bar pounding beers instead.'" But Stone has misgivings about those who approach the hobby like •a gambling habit.• "What I try to bestow on the kids that come in here is fun,• he said. ·u little Johnny comes in here to buy a pack of cards, and he gets upset because he doesn't get a fancy·smancy insert, he leaves the rest oUhe cards on the counter. My job right then is to say, 'Look, John· ny, take them to your room and enjoy them.' ·u you've turned it into a gambling experience, you've lost sight of the whole point of collecting." -Story by Christopher Goffard -Photo by Don Leach weddings and engagements Retoske of Costa Mesa. EYE-OPENER Newport girls win oonsolation title at water polo tournament I There is some extra · meat on those ribs, in the form of a most-likely berth in the CIF Playoffs. By Barry Faulkner, Daily Pilot The Lady Bell 'lrophy and a feast at Newport Rib Company are coveted spoils awarded the winner of the annual Pacific Coast League girls basketball home-and-home series between Costa Mesa High and cross- town rival Estancia. This year, however, the show- downs may also reward the win- ner with one of three guaran- teed berths in the CIF Southern Section ill-A Playoffs, leaving the loser to forage for an at-large postseason bid. After years at the top of the PCL food chain, the Mustangs (last year) and Eagles (two .sea- sons ago) each entered recent postseasons as at-large teams. Mesa, which earned a 57-30 triumph over a depleted Estancia squad in a tournament game Dec. 1, will host the first cross-town showdown Jan. 16. The Mustangs invade Estancia's dank girls gym Feb. 4. Mesa is ranked seventh in CIF Southern Section ill-A, where Estancia is No.10. With defending champion Laguna Hills (11-3, ranked No. 1 in CIF Division ll-A and No. 2 in Orange County) head and shoulders above the competi- tion, Coach Shontel Sherwood's Mustangs and Coach Paul Kir- by's Eagles are among those who could salvage second place. But,....with 1995 league king- pin University (8-6) and much- improved Aliso Niguel (11-3), Mesa (9-7) and Estancia (9-7) face a battle to remain in the cir- cuit's three-team upper division. League play starts on Tuesday and It doesn't begin any tougher with odds-on PCL favorite Laguna Hills lnva~g. leading scorer Whitney Houser (14 ppg) could miss at least two more weeks with a broken foot, the Hawks have a pair of All-CIF seniors in Thmara Inoue and 6-foot-6 Tayyiba Haneef to hold things together quite nicely. Kim Jackson CoUett Peyton Chapin Inoue, the Daily Pilot PCL Player of the Year, is averaging 13.3 points and 5.1 assists as Coach Lynn Taylor's floor gener- al. Haneef, the coaches' Co- MVP along with Inoue last sea- son, is averaging nearly 13 points and 11.7 rebounds and bet inside presence is a key to the team's effective zone defense. Senior guard Mary Tirns, a defensive demon, is another returning starter off last year's 24-3 squad, which swept its 10 PCLgames. ' O Costa Mesa: Senior point guard Koo Kim, shooting for her fourth all-league honor (her third first-team nod) and senior post Chantey Peyton lead the way, but freshman Kalena Jack- son appean seasoned enough to step forward to provide another strong offensive presence. Kim is averaging 15.1 ppg and Peyton ii chipping 1n 11.1 per contest. while Jackson has averaged nearly nine points the last six games to make her sea- son average 6.6. Junior ltarten Kelly Chapin and Julie Collett are also key cog1. u ii sophomore Bvelyn Powers ol1 the bench. Sophomore guard Jerri Armendariz, fifth in the county in scoring at 20.5 ppg while adding 5.3 assists per contest, has stepped up to fill the back- court void. Additionally, senior guard Lf2 Day is a streak shooter who dm single-handedly win games from three-point range. Though boasting enough tal- ent to finish as high as second, the Thojans have lacked consis- tency, making their top-three status vulnerable. 0 Estand.a: Kirby's Eagles are due some good fortune after a calamitous off-season and preleague slate kept them from playing one game with their projected sw:!:1J 8 11neup. Amy Deming ( sprain), Vivi Rodriguez (broken nose), Megan McCartin (illness) and THE' MUS TANGS Jennifer McCartin (zero-toler- ance transfer) have all missed time. J 9 Allio Niguel: Brooke Hyman, a 6-2 junior center who led the county in rebound- ing and was first-team all- lNgue as a sophomore, is cur- rently second among county rebounders with 13.1 per game. Though Deming, Rodriguez and Megan Mccartin have shaken their maladies, Jennifer McCartin won't regain her eligi- bility until the fourth league game. Senior Jill Black, who leads the team in scoring (nearly 16 ppg} and rebounding, has been a constant, but Jennifer McCartin's absence puts an even greater premium on sal- vaging at least one of the first three league contests against Laguna Hills, Mesa and Aliso Niguel. Her improved offensive out- put (17 ppg) has been the lead- ing reason behind reversing last year's 8-16 record, but Coach Deni Christensen must get strong contributions from the supporting cast to continue to win against strong league oppo- sition. Though the Wolverines' out- standing record has boosted confidence, they must overcome the second-division stigma cre- ated by back-to-back 2-8 PCL campaigns, in which they beat only Laguna Beach. 0 Laguna Beach: The Artists shook up the stand- ings and ended a 34-game league losing streak with a 56- 54 upset of Costa Mesa, but it remained their only league tri- umph in four seasons as they fin- ished last, a game back of Aliso. First-year coach Greg Mar- shall, a former boys varsity assis- tant at Corona del Mar, features the Chambers sisters, April and Chrissy, back for a fourth varsity season. April Chambers is averaging nearly 16 points per game, while her sister chips in 12.7 per con- test. Sure the Vanguards walked away with an easy, 80-59, noncon- ference victory over Pacific Christ- ian, but he termed their play as "sloppy." "I told the guys we weren't preparing for Pacific Christian or La Sierra (Thursday's opponent)," Reynolds said. "(Conference) play is ready to start and we have back- to-back games with Azusa Pacific and Biola. . "It felt good to be back on the court. We're going to have to elevate our game 100%." SCC (12-4) opens Golden State Athletic Conference play on the road Tuesday at Azusa and then is back home for Biola on Saturday. In between is the nonconference game with La Sierra. Tip-off for all three games is 7:30 p .m. While Reynolds expected more from Saturday's effort against Pacif-. ic Christian (2-18), there were more than enough positives. He was • able to spread the minutes around and everybody got a generous help- ing of PT. "We got a big lift from our bench, but we need to keep improving by consistently stepping up," Reynolds said. "I don't like to see us take two-steps forward and one step back. That's won't do it. "Maybe the bench performances will let the starters know their positions aren't set in stone." One of those who came on in a substitute role was Newport Harbor High grad Justin Mcintee who returned to the lineup after a four-game layoff due to academic problems. Mcintee responded with a team-leading 20-point effort that includ- ed six rebounds and three steals in 19 minutes. "It felt good to be back on the court,• said the high-energy Mcin- tee. "We didn't play as well as we can, but we showed some flashes of what we can be. We'll all need to step It up to beat Azusa." Even though SCC was focusing on bigger fish, Saturday's game was never really in doubt. After the two teams sparred through some open- ing jitters. the Vanguards scored 11 straight points in a 54-second span to tum a 13-11 deficit into a 22-13 lead midway through the first half. The run was aided by three straight three-pointers by Jeff Rose, Mcin- tee and Matt Fetuii. Rose, who played 21 minutes, finished with 16 points. Petuii had one of his best nights with seven. Mcintee, who was pushing the ball up court on ~very opportunity, had seven points in a 13-0 run that pushed a four-point margin to 39- 22 with 1:51 left igthe half. The only scare of the game came early when ~c Walker twisted for a layup under the basket and fell hard on his back about five minutes in. He went to the locker room, but was back for the end of the half and looked like a personal highlight reel through the first seven minutes of the second half, scoring all of the Vanguards' first 11 points. He fin- ished with 15 despite a severely bruised lower back. The game featured something fans won't see very often -one ref- eree working the game alone. It was never explained what happened, but the ref did a more than credible job of calling the game by his lone- some. "In my 16 years, I don't ever recall seeing that." Reynolds said." I thought be did an outstanding job of keeping control. "I'd rather have one really good referee than two mediocre ones."
