request by Councilwoman Unda
Dixon to reconf:lgwe COSTA the bouaing on the
MISI Home Ranch site.
Last week, Dixon
suggested to C.J. Segersttom &
Sons that houses be built on the
part of the 93-aae parcel current-
ly propoted for industrial use. The
imbalance between jobs and
housing ln Costa Mesa bothered
Dixon. she said, and she wanted
to figure out a way to address the
need for more homes.
Paul Freeman. a spokesmAD for
C.J. Segerstrom & Sons, Aid the
developers would be wWlng to
meet her request as long as the
coundJ's final decision would not
be delayed. Jie expects a vote on
the project this month, he said.
Freeman said Dixon's sugges~
tion ls plausible as long as the
developers get the OK from the

to move them to the southeast
portion ol the former Uma bean

.md hb plttni. lo expand the Koll
Center by 250.000 sqUdrc feet of
office SpdC'<' that would include a
10-story olhC'P tower and two
JJdrkmg stnirtures. The Green-
hqht lorn•-, helve attacked the
plan els bdd for the aty's quality
of hfe They believe it will ·

streets. thdt at will not create JObs
for Newport Beach re 1dents, and
thdt at is being done 1ur.t as the
oty as pre~nng to overhaul its
entire genefcll plan gwdelines.
1o t of dll, they accuse Koll
developl:'rs of trying to deceive
voters by using the Greenlight
ndme m campaign literature.
On thdt hnaJ potnt, we have to
agret> The developer should
havp \tt1yed far away lrom the
ndm(• "Greenhghl" to avoid any
confusion on the part of voters.
We rlttlc<;t those Jonns of decep -
bon dnd believe the developer
mdde d tac-tJcaJ error by employ-
ing those methods tn lead of jUSt
focusing on the project's benefits.
Which brings us to our next
question Is lhe Koll expansJon
good not only for the city of New·
port Beach. but good for New-
port's neighbors and good for the
health of the county and regional
economy as a whole?
We believe the answer ii yes.
The Koll expeniion itself could
employ some 300 people just in
the construction alone. The office
complex plans could house 800
workers when complete.
While Greenllght forces claim
those workers would be low-end
wage earners who probably
would not live m Newport Beach,
that sunply ls not the case. nor ls
it relevant.
Surrounding offices are filled
Wlth engineers, accountants and
attorneys. all professions in wtuch
• many in Newport 8each work.
There's nothing to say the expan-
sion wouldn't be filled with the
same level of worker.
Additionally. those wage earn-
ers shop in Newport Beach stores
and dine in the city's reltaurants,
contributing mightily to the local
economy.
The Greenlight claims that the
expansion would clog mtersec-
bons with a 2. 700-car trip
increase is also misleading. A
study done by the city showed
that of those tnps, only 10%
would travel through Newport
Beach streets, an mcrease of
roughly 300 cars.
And forcing Koll to wall three
to four years for a new general
plan IS also unfair, considering
the project plans were subnutted ·
to the city in 1997.
Whether the d ty coffers will
benefit substanbally or be bwt
by this project is det>atable and,
of course, tough to prove one
way or another. But Koll bas
already promised S3 milllon to
Improve traffic congestion and
$60,000 to go toward the city 's
new fire station.
What conVtDces us mo t of all

nothing in this project that would
lead us to believe that preserva-
bon of Newport Beach as a
• uruque enw onmental treasure·
as Greenlight leader Phil Am put
it, would be in jeopardy.
If it were, or if this project
were on Mariners Mile. in Coro-
na del Mar or anywhere else that
epitomizes the beauty and soli·
tude that is Newport Beach, we
would lead the charge against U.
But we do not believe It is.
Instead. we believe in this time.of
economic uncertainty and
mc:reased anxJety over jobs, the
expansion of the Koll Center ls
the rtght prescription for these
difficult tim . .

Koll project wo~ks, but the homes dori't
There are reasons why some
people oppose the Koll
Center project. One of
Greenllght supporter Ptul Arst's
objections to the project is the
close proximity to homes.
r believe these homes were
built ln the wrong place to begin
with and built with a developer's
profit the only thing in mind. Not
bwlt with the total picture of
what ls rtght for the community.
Not built with what would be in
the best interests of the future
homeowners.
These homes were built m an
o.rea that lS ideal for business. not
residences. To build residences
so close to John Wayne Airport,
MacArthur Boulevard and Jam-
boree Road ls oot a recipe for o
tranqwl, peaceful and relaxing
environment lo begin with.
To compla.1n that an exllting
business area and adding to that
area is detrimental to nearby

16 Sunday. Noo..mbw 11. 2001
This is our commupity. We live and work bm and want . .
to make a difference. Rec~ntly, we ~ disCms~
among -0urselves what we could do to con~ to our
neighborhood. We believe education is the bigest single
factor necessary for a successful future for our children.
So, we 're putting our money where it counts. For eyery
car sold at any Harbor Blvd. of Cars dealership, we will
dopate a substantial amount to the Newport-Mesa School
District. So far, we've donated $150,000 this year! We've
just begun to make a difference in our neighborhood,
and you can too ...
