A. C.J. Segemrom & Sons has offered
SB.6 million in upfront funds for traffic
remedies in the proposed development
agreement The company also 1;1as
agreed to pay for a new Susan Street
offramp -not included in the agree-
ment -which is projected to cost
about S3.S m1lhon.
How big will the
Ikea portion of the
project be? What ---·
will it look like?
A. The entire Ikea prop-
erty 1s 17 2 acres, wtuch includes a
308,00()..square-foot store and parking
area. The building 1s proposed to be
two stories and will be blue and gray
with ·1kea• in yellow
Where is the Home

A. The property is in the
northern part of Costa
Mesa and is.bordered by
the San Diego Freeway,
·Fairview Road. Harbor Boulevard and Sunflower
Avenue.
How many jobs will the
project aute7
A. It is hard to say for certain,
cons1deri"9 a large portion of
the project is composed of com-
mercial off tee space. wh1eh will house a num-
ber of different businesses with d ifferent
employees. The Home Ranch fiscal report pro-
jects 1, 500 jobs. Emulex officials -who have
signed a letter of intent to occupy the indus·
trial portion of the project -could not give
specific numbers. President and Chief Execu-
tive Paul Fohno said the company anticipates
growing anywhere from 20% to 30% a year
over the next three to five years, once out of
the economic pullback. The Ikea portion of
.. , .. center
17.2 acres
the site expects to add about 400 jobs.
How much revenue will
the project contribute
to the city?
A. Financial 4!'ttimates predict
S 1.6 million per year. or about
S31 million over 20 years.
Wiii the Home Ranch
development require
the Glsa.r bridge to be

A. The project would not nee~

Transportation Manager Peter Naghavi.
The bridge is on the county's 1990 matter plan.

Transportation Authority to get it remowd.
Opponents have worried that the added traffic
from lkt!a would make it im~sible to get rid
of the bridge. Naghavi wid the additional traf·
fie from the project Is not significant enough to
hurt the city's chance-s of getting the bfldge
removed.
A. The housing portion was once
propos@d for 366 luxury apart·
ments but was changed in June to 192 owner·
occupied housing only. To ensure that home-
owners will not simply buy the homes and
rent them out. the builders will mandate a con·
_ tract stipulating the buyer live in the house If
the home is sold again, 1t does allow the oppor
tunity for the new owner to rent 1t out.
