Project Scope
- Cover existing exposed concrete block walls with new stucco at the
following locations: Front (Coast Highway) Side (Fernleaf Ave.) and
Rear (facing parking area)
- Remove the existing awnings and replace the existing fabric and
reinstall in the same locations. See 2nd Floor Plan sheet A-4 and
Exterior Elevations sheet A-6.1.
- Proposed new stucco work shall not encroach over the property line.
- Accessible upgrades include:
p Replace door threshold at Coast Highway entry doors. See 1st
Floor Plan sheet A-3
Add handrail extensions to stair handrails at Fernleaf entry stair
handrail. See 1st Floor Plan sheet A-3
Note: Temporary Scaffolding will be required to be erected in the public
right of way along Coast Highway and along Fernleaf Ave. See
Sheet A-5 for Scaffolding Plan and minimum clearances.
