MEMORANDUM

TO: Honorable Mayor and Members of the City Council

RE: Newport Dunes Redevelopment
Newport Dunes has submitted applications and plans preliminary to
the issuance of permits for Phase 1 of their redevelopment. The
plans include three (3) small residences to be occupied by
security or maintenance personnel. Security personnel are
proposed to reside near the dry boat storage area and at the
entrance to the RV park. A residence for a maintenance employee
is proposed for the west end of the RV park.
These three (3) small residential units were not incorporated into
the Settlement Agreement even though they are clearly shown on
site plans previously submitted to this office. Jim Hewicker and
I believe the housing of full -time security and maintenance
personnel on site is ancillary to the development permitted and
beneficial to all concerned. However, I probably should have
included the proposed residences as permitted development in the
amended Settlement Agreement.
Recommendation:
It is recommended that the City Council determine
(3) proposed residential units within the
development, to house security and maintenance
ancillary to the principal uses on the site, and
provisions of the amended Settles
