VIVANTE ASSISTED LIVING

E-gress from Suites
Introduction: The Vivante Assisted Living project is to be a six -story
building of Type I -A construction. The building will be
provided with complete automatic sprinkler protection
(utilizing quick response sprinklers), manual wet Class I
standpipes, fire detection and alarm system, emergency
voice communication system and a fire department
communication system. The building is an R-2.1 occupancy
and is utilizing the non -separated mixed-use provisions of
California Building Code (CBC) Section 508.3. A minimum
of two (2) smoke compartments, separated by one-hour
smoke barriers, are provided on each level such that the
maximum travel distance is less than 200 -feet to a smoke
barrier. High-rise provisions of the CBC are not applicable to
this project.
Levels 5 and 6 each have two (2) "end -cap" suites that are in
excess of 2,000 square feet. The common path of travel in
each of these suites exceeds 75 -feet. One exit access
doorway is provided for each of these suites.
Code References: /Table 1006.2.1 of the 2016 California Building Code (CBC).
Code Requirement: For spaces with one exit or exit access doorway, Table
1006.2.1 of the CBC provides the maximum occupant load
and common path of travel for each occupancy
classification.
Code Intent: Table 1006.2.1 provides a limitation, for each occupancy
classification, on the number of occupants and maximum
common path of travel when a single exit or exit access
doorway is provided.

Request: To permit these suites to be viewed similar to dwelling units
(R-2 occupancy) such that the maximum occupant load may
be up to 20 and the common path of travel may be up to
125 -feet such that a single exit is permitted.
Justification: As an assisted living facility, the CBC defines these living
units as an R-2.1 occupancy. CBC Table 1006.2.1 indicates
that the maximum occupant load cannot exceed 10 and the
common path of travel cannot exceed 75 -feet in order to
have a single exit or exit access doorway.
Residents of this facility will rent each of the units, similar to
an apartment or condominium building. Each of these units
are similar to dwelling units, as defined in the CBC. As such,
these units provide complete independent living facilities for
one or more persons, including permanent provisions for
living, sleeping, eating, cooking and sanitation. As designed,
these units are similar to a R-2 occupancy.
The CBC recognizes that residents of these types of units
will be intimately familiar with their surroundings and the
means of egress. As such, Exception No. 1 to CBC Section
1006.2.1 permits a fully sprinklered R-2 occupancy to have
up to 20 occupants with a single means of egress. CBC
Table 1006.2.1 permits a maximum common path of travel of
125 -feet for a R-2 occupancy.
Except for the four (4) end -cap suites on Levels 5 and 6, all
of the units meet the requirements of a maximum occupant
load of 10 and a maximum common path of travel of 75 -feet
with a single means of egress. These end -cap suites are
approximately 2,600 square feet (calculated occupant load
of 13) and have a common path of travel of approximately
105 to 115 feet.
In addition to how these units will be utilized similar to
dwelling units (R-2 occupancy), the following mitigation
features are to be provided:
An emergency voice communication system is to be
provided to the project. This is otherwise not required
by the CBC for this project.

2. As these suites are each directly adjacent to an
interior exit stairway, the maximum travel distance for
each of these suites is approximately 124 -feet, less
than half of 250 -feet permitted by the CBC for a R-2.1
occupancy.
Summary: This request provides a level of protection and safety that
meets the intent required by Code. As such, we respectfully
request your approval. Upon approval, this document will
become a part of the Fire Protection Report for the Vivante
Assisted Living project.
