Applications for the Residences at 4400 Von Karman Project
(PA2020-061)
The applicant, The Picerne Group, is making minor modifications to their proposed
residential building design. The changes are a direct result of an effort to address
the adjacent neighbor's concern that the proposed building is too close to their
four-story office building located at 4910 Birch Street. In summary, the change
increases the separation by approximately 3 feet.
The proposed changes are illustrated in the attached exhibit and outlined as
follows:
• The maintenance room on the ground floor and all studio rooms above
located at the northwesterly edge of the residential building have been
relocated to other areas within the proposed building; and
• The building footprint has been reduced by moving the building 3 feet further
away from the office building located at 4910 Birch Street without changing
the position of the building in any other respects.
Staff has reviewed the changes and determined they are minor and do not change
the facts that support the findings for project approval. The changes also do not
change the conclusions of the environmental analysis. The increased separation
between the buildings will allow for a slightly larger park area allowing more
landscaping or park uses. In addition, the changes do not affect the overall
architectural design, project density, building height or changes to parking or
vehicle circulation.
The proposed change will be incorporated within the proposed plans
recommended for approval and no changes to the conditions of approval are
necessary.
