HomeMy WebLinkAboutParking and Valet Management Plan - Mama's - NB - Ubdated 3.152 PARKING Parking Management Plan Employee Parking Monday - Sunday Mama’s NPB, LP, dba Mama’s Comfort Food & Cocktails staff bringing a vehicle to work will be required to purchase a monthly parking permit from the City of Newport Beach. Employees will not be allowed to park in the Bayport Yachts parking lot. Parking policies would be outlined for all new employees in Mama’s NPB, LP, dba Mama’s Comfort Food & Cocktails employee orientation and employee handbook. 3 Valet Parking Valet parking will be offered for all guests visiting Mama’s NPB, LP, dba Mama’s Comfort Food & Cocktails during operating hours. Any guests wishing to self-park will turn left from our parking lot through the existing gate (shown below), and then left again via the adjacent property (2547 West Coast Highway) back to the Coast Highway entrance. Guests will then be able to turn right on Coast Highway and will be able to park in any of City of Newport Beach public parking availability within a short walking distance, including the 91 st all City of Newport Beach lot located at 208 Tustin Ave., Newport Beach. There will be 11 spaces on-site at 2601 W. Pacific Coast Highway for valet use and 1handicap stall for handicap guest self-parking use for a total of 12 on-site spaces. An additional 20 spaces for valet use will be contracted for in the Bayport Yachts parking lot located at 2530 West Coast Hwy for a total of 32 spaces to be used for guest parking ai Mama’s NPB, LP, dba Mama’s Comfort Food & Cocktails . Mama’s NPB, LP, dba Mama’s Comfort Food & Cocktails will contract on an as needed basis for any additional valet spaces needed for peak times, typically nights and weekends during the summer. Queuing Plan As guests arrive, they will pull all the way down the lane to the front of the lot near the front door. A movable valet podium will be located near the front door as an identifier for guests that they need to pull all the way down the lane to the front door of the restaurant As many as 5 vehicles may be greeted in the lane by the valet at one time, which would be ample for a restaurant of this size. As a queuing line develops, valet attendants will take vehicles from the back of the line first, pull them up to the front of the restaurant, turn them around using the loading zone and either park them onsite in the lot or take them across the street to the parking lot located at 2530 West Coast Hwy. Taking from the back of the line first, will immediately make the queuing line shorter and ready for the next guest to pull in. Adequate valet staff will be provided to ensure queuing of vehicles does not encroach on any portion of West Coast Highway right-of-way. Example of valet podium. 20" deep x 29" wide x 47" high 4 Vehicle Path of Travel All vehicles taken off-site to Bayport Yachts 2530 West Coast Highway lot would exit the lot and proceed right down Pacific Coast Highway and turn left into Bayport Yacht’s Parking L ot. To return the vehicles, valet attendant s would exit the Balboa Yacht Lot using the back part of the lot and turn left,, proceeding until the intersection and making a left. Then proceed straight ahead to the light at Pacific Coa st Highwa y. Upon the light turning green , the vehicl e would proceed straight and enter the Mama’s NPB, LP, dba Mama’s Comfort Food & Cocktails parking lot where valet attendant wou l d turn the vehicle around using the loading area and stage for guest 5 Pedestrian Path of Travel Valet attendants would go back and forth to the off-site parking area located at Bayport Yachts parking lot via the pedestrian crosswalk and sidewalk on Tustin Avenue. After a vehicle is parked, the attendant would exit the Bayport Yachts parking area to the sidewalk on Pacific Coast Highway, jog down the sidewalk to the comer of Pacific Coast Highway, press the pedestrian crosswalk button, wait for the signal to safely cross the street and reenter the Mama’s NPB, LP, dba Mama’s Comfort Food & Cocktails parking lot and be ready to park the next vehicle. To retrieve a vehicle, attendants would proceed from the Mama’s NPB, LP, dba Mama’s Comfort Food & Cocktails parking area to Pacific Coast Highway, press the pedestrian crosswalk button, wait for the signal to safely cross Pacific Coast Highway proceed down the sidewalk to Bayport Yachts parking lot. Valet Attendant Safety The safety of the valet attendants is of upmost importance. All attendants would attend classroom training involving rules of the road and pedestrian safety. The specific operational policies outlined in thi s document would be kept on-site and all attendants would read and sign this document before working at the location. Any attendants not following safety procedures wou ld be immediately counseled, documented and upon future offenses released from duty.
