Please be advised that after reviewing the subject applications, your submittal has been
deemed incomplete and further information is required before we are able to proceed
with the application process.
The following documentation is required to complete the application:
1. Landscaping. Review NBMC Section 20.48.210.N (Service Stations – Landscaping).
Clearing demonstrate compliance with this section with a detailed landscape plan.
2. Lighting. The project site is located adjacent to a residential zoning district. Provide
an existing photometric plan and a proposed photometric plan to demonstrate no
negative lighting effects. – Please provide an exhibit showing existing condition for
comparison purposes. Additionally, consider a revision to the onsite lighting to
decrease light beyond the property line to <1.0
3. Grade Establishment. Thank you for providing grade establishment. Please label this
value on elevations and dimension height from this point. Height certification will be
required.
4. Public Works Comments. Please see the attached comments/corrections/conditions
of approval from the Public Works Department. Redlined plans are available at the
City for pickup.
5. Building Division Comments. Please see the attached comments from the Building
Division.

6. Fire Division Comments. Please see the attached comments/conditions of approval
from Fire.
7. Project Description. Thank you for providing a thorough response and justification for
modification or waivers of standards, including landscape standards. Please provide
a comprehensive and updated project description detailing the entire project and all
previous information provided. This should include justifications as previously
provided.
Upon resubmittal, the application will be one again reviewed for completeness and
additional comments and corrections may follow.
Upon verification of completion, the application will be processed and scheduled for a
Planning Commission Hearing. Should you have any questions regarding submittal
