PROJECT DESCRIPTION AND JUSTIFICATION
The project consists of filing a Tentative Parcel Map 2019-105 for Condo purposes over an
existing two-story residential property located at 505 35th Street, in the City of Newport Beach.
The existing two-story structure provides for two separate unit that is currently both leased. The
property owner wishes to convert these units to two separate condos. The proposed parcel map
and condo conversion would enable the property owner to sell each unit separately in the future.

existing residential building located at 505 35 th Street, Newport Beach, CA 92663
The proposed tentative parcel map 2019-105 and condo conversion is being filed over an existing
residential lot with an existing two-story building that houses two separate units.
Both units are being served by one water lateral and one sewer lateral. Each unit has a separate gas
and electrical meter. The existing 4-car garage provides. 2-tandem parking spaces for each unit. There is
also a carport next to the garage, abutting the alley.
All onsite and public improvements are in-place and in a good condition, as reflected in the attached
pictures.
Both units are currently leased and following City's requirements, both tenants have been notified of
the proposed action. The proposed parcel map and condo conversion would enable us to sell
each unit separately in the future.
