Conducted this roof inspection on 1 /12/19. Estimate# Date Existing roof is a 30 ye ar compos ition shingle roof, that appears to be about 20 years old. Roof should last about 3-4 years maximum, withou t having to replace it. Ridge caps will need replacing sooner than that, In about 1 year. No major issues were found while inspecting this roof. Basic maintenance like sealing flashings, chimneys, and painting flashings will help th is roof last longer. MAINTENANCE -Seal pipe flashings . -Seal chimney flashings. -Paint pipe flashings. -Remove any debris or anything screwed into roof.
