Project Description:

The Owner of the property is seeking a Coastal Development Permit for a Proposed Second
Story addition and single car garage to an existing single-story, two-bedroom residence.
The existing single-story residence is on a sloped lot with a split level garage below. The existing
Residence is currently 1,786 sf with the garage at 484 sf for a total combined structure square
footage of 2,270 sf
The Proposed addition of 1,231 sf will consist of 2 new bedrooms and a bonus room as well as a
new 234 sf garage for the combined square footage of 1,465 addition.
The completed structure will be 3,017 sf with 718 sf garage space totaling 3,735 sf.
The completed structure will not exceed 29 feet above the established grade with roof slopes of
3:12 minimum.
With the exception of the 234 sf garage, the existing footprint of the structure shall remain the
same with no proposed new landscaping at this time.
