INTRODUCTION
PURPOSE
GUIDELINES
BAYSIDE PARK is an office and professional project consisting of two freestanding buildings located adjacent
to Bayside Drive and East of Marine Avenue approaching Balboa Island. The project fronts Newport Harbor
which also makes it unique as a site. The buildings are two story with ground level dedicated parking below.
The purpose of the Comprehensive Sign Program is to provide clear direction via guidelines so that all signage
within the project is integrated and consistent for both permanent and tenant signs. Simplicity and clarity of
message is the desired final appearance for signs while also being in compliance with the City of Newport Beach
Zoning Code.
The Landlord is restrictive of the number of signs allowed to appear on the building exterior as well as their location.
Therefore, only one tenant per building will be allowed signage on the exterior of each building. The tenant will be
the largest user, based upon square footage, within each building, and all signs will be approved in writing by
the Landlord for conformance with the guidelines stated herein.
After Landlord approval and sign-off, all exterior signs will be required to be submitted to the city in order to receive
a signage permit.
It is the tenant’s sole responsibility to acquire a sign permit and to pay any and all required fees. A sign permit is required
to erect, move, change or alter any permanent or temporary sign.
Ideal tenants will consist of medical offices, architectural/ design/ creative, real estate and other professional
uses that do not require a large presence of exterior signage.

SPECIFICATIONS
Only one type of tenant building sign will be allowed within the project which will consist of individual channel letters
fabricated from aluminum with internal LED illumination through the face of each character. Translucent acrylic faces
of a single approved color only will be allowed. Illumination is to be consistent throughout each sign as well as for all
like signs within the project. All finishes on letters are to be consistent throughout and based upon the specifications
contained herein.
Letters will identify the business name only without any additional logos, graphics or secondary messages of any kind.
A typical font has been selected by the Landlord for use on all exterior tenant signs, which is highly legible and attractive
while providing consistency in the final appearance of the project.
Single line copy only. No stacking of letters.
Letters are to be fabricated to the highest industry quality standard.
Electrical components are to be U.L. approved and installed in compliance with all pertinent building codes.
All power supplies, wiring and connections are to be concealed from view. No exterior raceways or wireways are allowed.
Letters will attach directly to the building wall using appropriate, concealed fasteners. Backing panels or cabinets behind
the letters will not be allowed.
Sign letters will be restricted in both height and length as specified herein.
Signs must be fabricated and installed by a licensed sign contractor.
The tenant is responsible for the conduct by their sign contractor while on the premises, as well as any damage to the
building or landscaping caused by the contractor during the performance of their work.
