PROJECT DESCRIPTION AND JUSTIFICATION
Demolish existing two-story single-family residence with attached garage.
Construct a new three-story single-family residence with attached garage. Existing property is
bordered by a single-family residence on each side, existing street with curb and gutter at the
front, and alley at the rear. Property is served by all public utilities. Site storm water and
drainage has been designed by a civil engineer to filtrate run off water.
New two-story residence= 4,021 square feet
Number of bedrooms = 4
New garage = 660 square feet
Number of parking spaces = 3
Building Height= 29'-0"
Hardscape area = 1,460 square feet
Planting area = 243 square feet
Grading cut = 45 cubic yards Grading Fill = 19 cubic yards
The existing side yard walls are to remain.
A soils report has been prepared by Coast Geotechnical and is included with this application.
Removal of existing single-family residence to be replaced with single-family residence has no
effect on public or private recreational opportunities.
