PROJECT DESCRIPTION AND JUSTIFICATION

Balboa Island , California 92662
The project consists of the construction of a new single-family detached residence of 2 ,725 sf and
attached garage of 424 sf.
The proposed residence conforms to the City of Newport Beach zoning codes .
The site is located in an existing community on an island with similar size lots and homes . The
design , bulk and scale of the proposed home is consistent with the existing neighborhood pattern
of development.
The project will not change any pattern of publ ic access to the coast line .
