Justification for Limited Term Permit, Less Than 90 Days
Project:
Newport Beach Jaguar Land Rover Service Facility
2101 Dove Street
Newport Beach, CA 92660
On behalf of Pendragon North America, we are requesting a Limited Term Permit, Less Than 90
Days to install temporary modular buildings for use as Sales and Service Advisor offices during
remodel of the Jaguar Land Rover Service facility. Remodel is under separate permit (X2017-
3488.) Limited new and pre-owned vehicle sales are permitted per SA2012-003 (PA 2012-17.)
Modular buildings installed under Limited Term Permit More than 90 Days (PA2018-129) will
concurrently remain on site.
The facility is currently comprised of a 58,062.9 s.f. two story vehicle service workshop and
administrative offices on a 4.2 Ac. site. In order to keep the repair workshop operational during
construction, remodel of the building will be phased. Jaguar Land Rover sales and related
activities, currently located at 1540 Jamboree Road, have been relocated to the temporary
structures at Dove Street during concurrent remodel of the Jamboree facility. Aston Martin
service will continue at the Jamboree location.
Construction on customer facing areas will begin in mid-July, completion anticipated September
30. Due to volume, additional workstations are required for Sales and for displaced Service
Advisors. Modular buildings currently onsite will continue to serve as Sales, Admin and
Customer amenities.
Temporary parking is calculated based on use and floor area during the construction period.
Parking count for vehicle repair use under the current permit will be temporarily reduced. The
portion of S1 occupancy permitted for future vehicle repair expansion will be used for parts
storage during construction. Parking onsite will primarily accommodate Sales and Service
customers. Additional stalls for Jaguar Land Rover display vehicles will remain at the Jamboree
site. 2 additional proposed modular buildings will displace 16 existing stalls.
