Please be advised that after reviewing the subject application, your submittal has been deemed
incomplete and further information is required before we are able to proceed with the application
process.
The following documentation is required to complete the application:
1. Property Development Standards.
Please be advised, the project as designed does not comply with all required property
development standards identified in Newport Beach Municipal Code (NBMC) Chapter 21.30
(Property Development Standards). Reference the attached plan check correction sheet for a list
of the required changes.
3. Public Noticing Requirements.
The applicant is responsible for posting a Notice of filing for coastal development permit
applications submitted to the City. Please find the attached Notice of Filing and post at the
subject site in a conspicuous place, easily readable by the public. The applicant shall be
responsible for maintaining the sign in satisfactory condition and for the removal of the sign at
the end of the applicable appeal period.
2. Electronic Copy.
Please provide the revised plans in an electronic format for recordation.
Upon verification of completion, the application will be processed and scheduled for a Zoning
Administrator Hearing. Should you have any questions regarding submittal requirements,

CORRECTIONS:
1. On sheet 1, please add the setback information and list the landscape square footage.
2. In the calculation of the buildable area and resulting calculations (like open space minimum
and third floor maximum areas), it appears the HOA setbacks (4 foot side) were used and not
the City’s (3 foot side), the latter of which is more permissive. Please see the redline and
revise.
3. Please include a floor area and open volume exhibit in the plan set, illustrating Code
compliance. Please dimension and shade the areas factored into these calculations.
4. On the landscape plan, please provide the names of the plan species used to verify
compliance with coastal standards.
5. On the First Floor plan, please illustrate and dimension the Code-required 20’ x 20’ interior
clear dimensions for a 2-car garage.
6. On the Second Floor plan, please clarify the attic proposal. If the intent is to exclude this as
floor area, please label the attic as “unfinished” and add the following note: “Not to contain any
air registers, electrical outlets, or lighting other than is required by Code. Not to contain any
insulation, drywall, or similar interior wall finishing material.”
7. On all elevation exhibits, for clarity, please revise all references to “average natural grade” with
“established grade.”
