Coast Highway Newport Beach, CA 92625 eric@ericolsendesign.com Application No.  Coastal Development Permit No. CD2019-043 (PA2019-158) Address 2685 Bay Shore Drive Please be advised that after reviewing the subject application, your submittal has been deemed incomplete and further information is required before we are able to proceed with the application process. The following documentation is required to complete the application: 1. Property Development Standards. Please be advised, the project plans need additional information provided to determine if the proposed complies with all required property development standards identified in Newport Beach Municipal Code (NBMC) Chapter 21.30 (Property Development Standards). Plan redlines are available for pick-up at the Permit Center at your convenience. 2. Preliminary Construction Pollution Prevention Plan (CPPP). A report or erosion control plan, that describes temporary best management practices (BMPs) the development will implement to minimize erosion and sedimentation during construction, and to minimize pollution of runoff into coastal waters by construction chemicals and materials. The level of detail provided to address the plan’s requirements shall be commensurate with the type and scale of the development, and the potential for adverse water quality and hydrologic impacts to coastal waters. At minimum, the plan shall show what BMPs will be used and where, total disturbance area, and measures to prevent erosion, contain sediment and control drainage. Required for:  Construction activities that include clearing, grading, or other activities that involve ground disturbance; building, reconstructing, or demolishing a structure; and creation or replacement of impervious surfaces Page 2 Upon verification of completion, the app lication will be processed and scheduled for a Zoning Administrator Hearing.
