The following documentation is required to complete the application: 1. AREA CALCULATIONS: Include the following changes/additional information in the area calculation table: • Correct the lot size to be 4,050 square feet. • Provide an open volume area calculation. Ensure the open volume area exceeds 15% of the buildable area. Be advised, the roof deck does not appear to qualify towards meeting the open volume area requirement. • Provide the total square feet of landscape on the site. • Provide the size of the existing house and garage. 2. SITE/LOWER FLOOR PLAN: Amend the Site/Lower Floor Plan to include the following: • Fully dimension the Site/Lower Floor Plan. Include the distance from the property lines to the building, the building dimensions, eaves, and the distance between the residence and the front property line, the distance from the face of curb to the front property line. • Note the garage doors will be roll-up style. • Dimension the width of the walkway from the right of way to the front door. Ensure this walkway meets the required 3' minimum width. • The fireplace and chimney encroaches into the side setback area. Dimension this encroachment to ensure it does not exceed a width of nine feet and a depth of 30 inches. • Label the height and width of the pivot gate on the east side of the house. • Show the location of the bulkhead. Ensure the structure is setback 10' from the bulkhead. • Show the location of the water heater. Ensure the water heater does not encroach into the required setbacks or the required garage area. • Show the location of the trash can storage area. 3. MAIN FLOOR PLAN: Amend the Main Floor Plan to include the following: • Fully dimension the Main Floor Plan. Include building dimensions, eaves, room dimensions, and the master deck. • The gym room window shall open to a yard that is open from grade to sky, not onto a roof. Adjust the floor plan to accommodate this requirement. 4. UPPER FLOOR PLAN: Amend the Upper Floor Plan to include the following: • Fully dimension the Upper Floor Plan. Include building dimensions, eaves, and the roof deck. Dimension the distance to the east property line to ensure this floor is a minimum 2' from the required setback line. Upon verification of completion, the application will be processed and scheduled for a Zoning Administrator Hearing.
