NOTICE IS HEREBY GIVEN that on Thursday,
February 11, 2020, at 3:00 p.m. o, soon thereafter
as 1he mauer shall be heard, a public hearing will be
conducted in the Corona del Mar Conference Room
(Bay E-lst Floor) at 100 Civic Center Drive, Newport
Beach . The Zon i ng Adm lnistralor of the City of
Newport Beach will consider 1he following
app lic ation :
Fox Residential Duplex • The demolition of an
ex isting triplex and the construction of a new 4,587-
square-foot duplex and two attached tw0<ar
ga rages totaling 800 square feel. The p,oposed
development also Includes additional
appurtenances such as walls , fences , patios,
ha rdscape, dra inage devices, and landscaping. The
project complies wl1h all applicable developmenl
standards and no deviations are requested.
The project is categorica lly exempt under Section
15303 under Class 3 (New Construction o,
Conve rsion of Small Structures) of the State CEQA
(C alifornia Environmental Qua lity Act)Guldellnes.
All Interested parties may appear and present
testimony In regard 10 this application. If you
challe nge this project In court, you may be limi ted
10 raising only those issues you raised at the public
hearing or in wri tt en correspondence delivered to
the City, a~ or prior to, the public hearing. The
applicati on may be continued to a specific future
meeting date, and if such an action occurs,
add itional public notice of the continuance will not
be provided. Adminislratlve procedures for appeals
are provided In the Newport Beach Municipal Code
Chapter 21 .64. Fees are required 10 appeal any final
ac t ion on a Coastal Development Permit to lhe
Planring Commission or City Council. The project
site is not located withi n the appeal area of the
coastal zone; therefore, final action by the City may
not be appealed to the California Coastal
Commission .
The agenda, staff report, and co,respondlng
documents will be available by end of business day
on the Friday preceding the public hearing, and may
be reviewed at the Community Development
Department Permit Center (Bay C-lst Floo,), at 100
Civic Center Drive, Newport Bead>. CA 92660 or at
the City of Newport Beach website at

Individuals not able to attend the meeting may
contact the Planning Division or access the City's
website alter the meeting to review the ac t ion on
this application. All mall or written communications
