Coastal Development Permit Application Plan Check Response:
1a: Reference Sheet A1.3 Site Plan. All setbacks have been labeled and the corner transition of
the Seaward Road front setback to the Morning Canyon front setback has been modified as
requested. The setbacks have also been changed on Sheets A1.1, A1.2, A1.4 and A2.3.
1b: Reference Notes on Sheet A1.4 under Site Coverage: The note “Proposed Site Coverage =
56.6% has been added.
1c: Reference Sheet A1.1 for the notes showing the location of the two building corners under
question. The southeast building corner sits between the 102’ and 103’ contours and the
distances have been dimensioned. The calculation for the height is shown on Sheet A1.4 which
equates to 102.8’. The location for the northeast building corner sits on the 106’ contour. The
calculation for the establishment of grade has subsequently been revised on Plan Detail 1, Sheet
A1.4, Site Grade and Height Determination. The site grade establishment is 104.2’.
Reference the Elevations on Sheets A3.1 and A3.2. The elevations of the roof elements have
been added as they relate to the site grade establishment of 104.20’.
1d: Reference Floor Plan Sheet A2.1: The 20’-0” clear dimension of two garages has been added
to the plan.
1e: Reference Roof Plan Sheet A2.3. The property line and setback lines have been added to the
drawing. Any eave projections into the setback have been dimensioned.
1f: The stamped copy of the Site Survey has been added to the set.
