three-story, approx. 5,560 sq. ft. single-family residence with roof heights
approx. 24-ft for flat and 29-ft for pitched roof areas. Approx. 671 sq. ft.
garage. The lowest finish floor area of the living area is at an elevation of
13.30 feet based on the North American Vertical Datum 1988 (NAVD88).

Unless an appeal is filed with the Coastal Commission, the action will become final at the end of the
