G-1 Costa Mesa, CA 92626 T: 714.754.4040 Project Address: 117 North Bay Front, Newport Beach, CA 92662 Coastal Development Permit Property Description and Justification The subject property is located in Balboa Island in Newport Beach, CA on North Bay Front adjacent to the harbor. The lot is approx. 30' wide by 85' deep, it is zone R-BI and has an existing residence and attached garage. The client proposes to demolish the existing structures and build a 3-story single family residence of a soft contemporary design with approx. 2,300 SF of living space and 451 SF of garage space. The design focuses in providing ample indoor/outdoor living spaces integrated with a modern 'open' living floor plan which maximizes bay/ocean views from living spaces as well as outdoor decks, loggias, roof decks and patio areas. Parking will be provided in the form of a 2-car garage with access off the alley (garage to be setback to allow for guest/golf cart parking) the exterior will be consisting of high- quality durable materials; primarily smooth stucco siding with some use of natural stone, wood and metal accents. The program will include the following: eat-in kitchen with an island and small pantry, great room with a fireplace, dining area, master suite, master bath, walk-in closet, elevator, 2-secondary bedrooms with attached baths and walk-in closets, laundry room and powder room. In addition, there will be a third-floor cabana and a roof deck with amenities for entertaining. The outdoor areas adjacent to the bay will be strongly integrated with the indoor living spaces and will be designed with amenities including firepits/fireplaces, water features, a BBQ and dining area. The development of the property will be reviewed by the city of Newport Beach and the California Coastal Commission (by proxy of CNB).
