My client, Ms. Megan Garrett owns the properties listed above and wishes to demolish
the existing 2 story fourplex and detached 2 car garage built across two legal lots.
Even though the project site is located within the CEO zone and a CDP would not
normally be required, because the existing structure has more than 2 units that will be
demolished the coastal development permit for demolition is required.
Project Description
The existing project site is a legal four plex structure that is 2 stories in height with one
detached 2 car garage. There are 4 individual units that have one bedroom each and a
two car garage that will be demolished.
All existing hardscape and softscape will be also be demolished.
Existing Non-Conformities
By reviewing the topographic survey, you can see that there are some existing building
encroachments as follows ...
622 property -While the existing two story duplex has no encroachments, the existing
two car garage encroaches into the 3 foot side setback up to the right side property line as
viewed from the street.
624 property -The existing two story duplex encroaches .6 feet or about 8" into the left
side 3 foot side setback as viewed from the street.
