Please be advised that after reviewing the subject application, your submittal has been
deemed incomplete and further information is required before we are able to proceed
with the application process.
Staff is aware of an upcoming project to conduct a major remodel onsite. This project
would make the currently proposed CUP amendment unnecessary and duplicative.
Staff has received draft plans of the major remodel for review by the Development
Review Committee. Once the Committee has provided initial comments, the applicant
may decide to apply for the applicable entitlements for the major remodel or continue
with the current CUP Amendment application. Unless otherwise indicated by the
applicant, staff will consider the current proposal on “hold” (PA2020-038).
If you continue to pursue the CUP Amendment, the following documentation will be
required to complete the application:
1. Title report not less than 6 months old. The current preliminary title report was
generated last summer.
2. Please provide 5 hard copies of the plans. Once provided, staff will route the plans
and the other departments will provide comments/conditions.
3. Provide a digital copy of the plans. Email of a PDF is acceptable.
4. How many employees per shift? How many typically there at any given time? This
will assist planning in determining an appropriate number of employee parking
spaces.
5. Provide a suggested breakdown of the 180 parking stalls by type (service, customer,
employee, inventory). This will need to be included on the plans in the future.
6. The valet for customers has been removed. Is this correct?
7. Show the area on-site for delivery trucks. All deliveries must be accommodated
entirely on-site. No parking in the public right of way.

8. There are some areas on the plans that were previously allocated for parking stalls.
Please see markups. Please clarify these spaces will no longer be marked for
parking.
9. The trash/storage enclosure includes tire storage as well? If not, I do not see the
existing tire storage area on the plans.
10. Were the existing canopies with outdoor storage (between Bentley and the
parts/service building) removed?
Upon verification of completion, the application will be processed and scheduled for a
Planning Commission Hearing. Should you have any questions regarding submittal
