CONCLUSIONS:
Based on the following investigation and analysis, and to a reasonable degree of
engineering certainty, the following conclusions are provided:
In my opinion, new retaining wall shall be built behind the existing seawall to
raised wall height to the new elevation and support the new wood deck.
These conclusions/opinions are based on preliminary and limited examinations,
provided information, and analysis. We reserve the right to supplement and/or
amend these findings and/or opinions should new information become available.
BACKGROUND:
May 14, 2019 around 11 :00 AM. I visited the building located at 3904 river ave., to
perform the inspection of the subject property. Weather was clear and sunny and
the temperature averaged in the mid 70° during the site visit.
This property is a two-story building Located at 3904 River ave., Newport beach,
CA 92660.
The writer Mansour Ahmadi, is a Professional engineer licensed in the State of
California with over twenty years of experience in building structural design and
structural observation.
OBSERVATIONS: (See Figures#l through #4
For the purposes of this report, all directions are given from the perspective of an
individual standing in front of the building entry which faces North West.
3904 River Ave, Newport Beach, CA is a single-family home that contains 1,782
sq ft and was built in 1945. It contains 4 bedrooms and 3 bathrooms.

The following observations were made during the inspection:
1. The existing seawall built top at 6.95' and large boulder is at front of the wall
and short 4 feet concrete wall also is at front of the boulder to protect the
boulders. The lower wood deck with 2x6 decking is built over the boulders
that connected with stairs to dock. (See figure 2)
Recommended Repairs:
For minimizing the concrete work next to the water, we will remover the existing
brick paving and replace that with 12" gravel and building 30" concrete wall behind
the existing Seawall and apply wood decking on the top.
