To whom it may concern:
We are pleased to submit the plans and Coastal Hazards report for the Coastal Development Permit of
the Cook Residence located at 1410 West Oceanfront, Newport Beach, CA.
The proposed project includes a Remodel and addition to an existing 2-story single family residence with
attached 2-car garage and roof deck including a third floor addition of 326 sq.,ft. The house will include
3,615 sq. ft. of livable space and a 527 sq. ft. attacheci'garage, for a total structure of 4,142 sq. ft.
Pursuant to Section 20.52.080 F of the Newport Beach Munidpal Code, the house complies with the R-2
zoning district requirements, is compatible and harmonious with the neighborhood, does not impact the
' safety ofpedestrian or vehicular access in any way, protects significant views from public right-of-way,
and has no negative impact on general welfare of persons residing or working in the neighborhood of
the proposed development.
