Dear Sir/Madam,
Thank you for taking the time to review our plans. Below you will find project description for a propose
development on 13 Beacon Bay.
The subject property is located in Newport Beach, CA, in an area along the harbor known as Beacon Bay.
The lot is approximate 40’ wide by 100’ deep, it is zoned R2 and is approximately 4,000 s.f. The property
includes an existing single-family residence to be demolished. The client proposes to build a 3-story
residence of appx. 3,934 s.f. will include a 3-car garage of appx. 712 s.f. to be wood framed with a slab
foundation. The residence includes large eat-in kitchen with island, pantry, great room with fireplace,
dining room, elevator, playroom and power. The second floor consists of a master suite, laundry room,
den, bunk room and 2 secondary bedrooms and the third floor has an additional bath and family room
connecting to the roof top deck. The main living spaces will be designed around the harbor view with
open indoor/outdoor living. The project is of transitional design with exterior materials of rich quality and
highly durable products. These include but are not limited to composite siding, brick veneer, wood
paneling, and single and with accents of metal roofing and gutters.
