Floor area swap of 818 square feet to accommodate tenant improvements for a new restaurant
tenant, The Ritz. A portion (818 square feet) of the third level office tenant space will be converted to
an outdoor patio and added back (818 square feet) at the first floor back-of-house floor area for the
restaurant tenant. Additionally, the existing outdoor dining patio will be relocated adjacent to the
building. Two existing parking spaces will be removed and two parking spaces will be reconfigured as
a result of the additional floor area at the first floor level. The existing 22,400-square-foot structure
exceeds the 0.5 floor area limit FAR of 14,099 s uare feet.

Conditions:
• Sidewall fire sprinkler will be required to cover under the retractable awning area and should be
included with the fire sprinkler plan check submittal. N.F.P.A. 13 8.15.7.1.
• Fire Sprinklers will require modifications with tenant improvements.
