On November 16, 2017, the Zoning Administrator approved Coastal Development Permit No.
CD2017-069. This approval is based on the findings and subject to the conditions of approval in the
attached Zoning Administrator resolution. The City’s appeal period ended on November 30, 2017,
and action became final on December 1, 2017.

Project Description:
A coastal development permit to allow the replacement of a legal nonconforming building and the
continued operation of an existing restaurant (The Crab Cooker). The structure was involuntarily
damaged beyond repair due to recent construction on the abutting property. The replacement
structure will maintain the same gross floor area (5,084 square feet), but will include an outdoor
dining patio as well as a small second floor office and storage area. The interior dining area will
remain the same at 1,774 square feet. The proposed structure will include a raised finished floor of
9.00 feet (NAVD88) and will be approximately 25 feet in height, which complies with the maximum
height limit. No operational changes (i.e., hours or alcohol license type) are requested for the
restaurant, such that there is no change to the parking requirement. The project includes minimal
hardscape and drainage. No landscaping is included.
Coastal Commission Appeal Determination:
X Appealable to the Coastal Commission.
The subject property is located within the Appeals Jurisdiction of the California Coastal
Commission. The City’s final action is appealable to the Coastal Commission. Appeals to the
Coastal Commission shall be filed directly to the Coastal Commission at the South Coast
District Office in Long Beach.
Not Appealable to the Coastal Commission.
Subject Property is not located within the Appeals Jurisdiction and therefore not appealable
to the California Coastal Commission. This Notice of Final Action is for informational
purposes only.
