NOTICE OF INCOMPLETE COASTAL DEVELOPMENT
PERMIT APPLICATION FILING

Please be advised that after reviewing the subject application, your submittal has been
deemed incomplete and further information is required before we are able to proceed
with the application process.
The following documentation is required to complete the application:
1. Recommended Bulkhead Repairs.
The bulkhead condition report recommends reinforcement and repairs to the existing
bulkhead to protect the proposed new structure. Please provide plan sheets showing
the recommended scope of work. (These revised sheets may be slip-sheeted into
the existing submitted plan sets).
2. Height of Fences, Walls and Landscape.
The landscape plans show that the bulkhead straddles the property line. Please
review the plans to ensure that pool security fencing is located entirely on the private
project site; it may not straddle the property line. Also, pool security fencing that
extends into the 10’-0” setback may not exceed an overall height of 5’-0”, and must
be constructed of material that is 40% see-thru or open for the full 5’-0” height.
Landscape plantings may not exceed a maximum 42” within the required 10’-0”
setback. Please add a note to this effect on the Landscape Planting Plan (Sheet LP-
1).
3. Plan Notes
1. Please add a note to the Elevation plans (Sheets 4.0 and 4.1) indicating “Height
Certification Required”.
2. Please provide a signed copy of the Topographic Survey.

4. WQMP Report
Please see the attached list of corrections related to the submitted WQMP Report,
and revise as needed in response. Questions related to these corrections may be
directed to Sergio Gutierrez at SGutierrez@newportbeachca.goc.
5. Electronic Copy
All of the above submittal items are required to be submitted in electronic format
(i.e., USB flash drive or CD-ROM) as determined by the Planning Department prior
to application submittal.
Upon verification of completion, the application will be processed and scheduled for a
Zoning Administrator Hearing. Should you have any questions regarding submittal
