Please be advised that after reviewing the subject application, your submittal has been
deemed incomplete and further information is required before we are able to proceed
with the application process.
The following documentation is required to complete the application:
1. Property Development Standards.
Please be advised, the project as designed does not comply with all required property
development standards identified in Newport Beach Municipal Code (NBMC)
Chapter 21.30 (Property Development Standards). Reference the attached plan
check correction sheet for a list of the required changes.
2. Construction Erosion Control Plan.
Provide a temporary/construction erosion control plan in compliance with Building
Division standards and requirements.
3. Preliminary Geotechnical Report.
As this property is located within a coastal hazards area subject to liquefaction,
please provide a copy of the preliminary geotechnical report for this project. If you
don’t yet have this report prepared, it may be submitted at plan check.
4. Grading and Drainage Plan.
Provide a preliminary grading and drainage plan designed to be compliance with
Newport Beach Municipal Code (NBMC) Chapter 15.10 Building Division standards
and requirements.

5. Electronic copies of all materials.
Please provide electronic copies of all materials, including plans and any additional
materials submitted as a part of this application status letter.
Upon verification of completion, the application will be processed and scheduled for a
Zoning Administrator Hearing. Should you have any questions regarding submittal
