Office Condo Association representatives look forward to reviewing the reconciliation of
parking spaces by building. At this moment I cannot come up with 197 surface spaces in close
proximity to 4340 Von Karman unless we are using the 4350 Von Karman spaces or the Meyer
reserved spaces. In that case that is a shell game, simply moving spaces around, but is not the
same as actually providing 197 spaces for 4350 and 197 spaces for 4340. Our buildings are
supposedly the same size. There is no street parking. At some point the 4350 Building will be
back up to normal market occupancy. Where will the employees, customers and business
owners park?
Additionally, we have been approved up to 215 unreserved spaces by Koll thru ABM services in
the past. Simultaneously, some Condo Owners were renting covered spaces from the John
Hancock structure. The 4340 occupants were utilizing between 220-240 parking spaces (Pre-
Covid in 2019). That being said, 197 surface spaces were not adequate when we were close to
full occupancy. We had sold 100% of the office condos but had at least 1 to 2 office condos
that were not occupied.
The LSA parking study looked at one week of time during summer when many people go on
vacation. It assumed things that were not accurate.

Attached is the requested full report. As discussed earlier, I am waiting on the updated summary of
parking by area after construction from Picerne. I’ve met with them twice on it already and they
understand what I’m looking for so I can then walk you and other owners in KCN through it. They
estimate having it to me by mid next week.

Great to catch up this morning.
I have attached a copy of a portion of the Applicant's presentation, which includes the LSA
Composite Parking Layout.
Would you please request a complete copy of this study from your Buyer now that it is in the
public domain and we ask that it be delivered to the parties copied hereon as soon as possible due
to a looming action at City Council on this item. It is critical that we receive this LSA parking
study in whole by December 1, 2020.
